The average bill is the county’s figure at the base rate, before the levies and fees. Bills here are worked out as the assessment divided by 100, times the rate, before any relief.

The rates

$0.865 per $100, and $0.937 with the two countywide levies.

The Board of County Supervisors cut the base rate by 4.1 cents, from $0.906 to $0.865, when it adopted the fiscal year 2027 budget on April 21, 2026.2 Every home also pays the fire and rescue levy (except in the Town of Quantico) and the mosquito and forest pest levy, plus two flat fees.1

The fire and rescue levy is $0.070 on the county’s 2026 rate sheet, down from $0.072 in 2025; a figure of $0.075 seen elsewhere is not this year’s. Together the base rate and the two levies come to $0.937 in 2026, down from $0.9805.1,3

What you pay

The county puts the average bill at $5,114.

That is the county’s own figure for the average residential bill at the $0.865 base rate.4 Your bill adds the fire and rescue and pest levies on the same assessment, and the two flat fees. The math: divide the assessment by 100, multiply by each rate, then add the fees.

An example value, not a county average: each line of the bill1

Before any relief or a neighborhood service district.

The worked example. $600,000 ÷ 100 = 6,000. Times $0.865 = $5,190; times $0.070 = $420; times $0.002 = $12. Add the solid waste fee ($84.00) and the stormwater fee ($67.28): $5,773 a year, about $481 a month.

A $1,000,000 home. $9,370 a year at $0.937, plus the fees. Each extra cent of rate adds $100 a year on that home.

The calendar

Five dates in the 2026 tax year.

Assessment notices are mailed in March. The relief and appeal deadlines for 2026 have passed; the second half has not.5

  1. Tax relief application

Last day for elderly and disabled owners to apply for relief.5

  2. Administrative appeal

Last day to ask the county to review your assessment.5

  3. Board of Equalization

Last day to appeal to the Board of Equalization.5

  4. First half due

Half of the year’s county tax.5

  5. Second half due

The other half. Lenders pay it from escrow for most owners.5

Towns and cities

Four towns send their own bill. Manassas and Manassas Park replace the county’s.

Dumfries, Haymarket, Occoquan and Quantico are incorporated towns: their owners pay the county tax and a town tax, billed and mailed by the town. The City of Manassas and the City of Manassas Park are independent, so their owners pay the city and not the county.6
