The median single-family home in Arlington sold for $1,406,000 in 2026 and went under contract in six days, and almost one house in four sold for $2 million or more.

Arlington is a county of 26 square miles with no towns inside it, and nearly every address is simply "Arlington, VA", so this page is organized by zip code: 22207, 22205 and 22213 in the north are houses; 22201, 22203 and 22209 along the Metro corridor are condo towers with old bungalow streets behind them; 22202, 22204 and 22206 in the south mix towers, garden condos and small houses. The house and townhouse figures use the same filters as every other page in this guide. Condominiums, which are most of what sells in Arlington, get their own section below, the only condo numbers in the guide: 836 sold at a median of $480,000. Every sales number is from Bright MLS closed sales, pulled on October 3, 2026, not from a listing site's estimate.

Prices

$1,406,000 for an Arlington house in 2026, and $1,050,000 for a townhouse.

The median Arlington house is about 2,912 square feet with four bedrooms and sold at $648 a foot. It cost more than a house in Falls Church ($1,055,000) or Alexandria ($885,000) and less than one in Vienna ($1,453,000) or McLean ($2,300,000), and no zip inside Arlington has a median house under $880,000.

Houses. 656 sold, from $615,000 to $4,800,000, at a median of $1,406,000 and an average of $1,587,430. This is one of the fastest markets in the guide: 59% went under contract within a week, 43% sold above asking, 57 sold at 110% of list or more, and no house sold below 85% of list. 153 houses, 23%, sold for $2 million or more, and the total came to $1.04 billion.

Townhouses. 126 fee-simple townhouses sold at a median of $1,050,000, a median of 2,135 square feet, and half sold above asking. The most active communities were Cathcart Springs and Shirlington Crest with eight sales each. Many Arlington townhouses are condo-owned, including most of Fairlington, and those are in the condo section, not here.

By zip. 22207 is the core: 243 of the 656 house sales, a $1,658,000 median and all four top sales. 22201 has the dearest square foot, $726, and one cash buyer in three. 22204 along Columbia Pike is the entry point, $1,045,000 for a house and $769,000 for a townhouse. 22213 and 22206 are small samples, 22 and 9 houses, so read their medians loosely.

The 0-to-1-day sales. 103 houses, 16%, closed at zero or one day on market. In Haymarket that pattern means builder sales; in Arlington it means Coming Soon and off-market sales to buyers who were ready, and the median such house is 2,547 square feet, smaller than the county median. If you want one of those you need a pre-approval in hand and an agent who sees them early.

Neighborhood names are a guide to each zip, not exact boundaries. The biggest bidding wars were a $600,000 list in 22203 that sold for $781,000 cash (130%), $999,500 that sold for $1,238,870 (124%) and $1,549,000 that sold for $1,900,000 (123%). Nine houses sold under $700,000, mostly small 1,300 to 1,850 square foot homes in 22204, and five of the nine went to cash buyers, likely investors or teardowns. Among townhouses, five sold at 116% to 122% of list in 22201, 22203 and 22207, and one sold at 81% after 169 days.

What can you afford in Arlington? Start from the monthly payment you can live with, not the price. The tax is $1.053 per $100, a condo fee runs a median $638 a month, and the Express Lanes or a Metro pass are part of the budget too; the calculator adds them for you.

Follow the money

One house buyer in five paid cash, $210 million of it, and in Clarendon one in three.

In 2026, 133 of 656 Arlington house buyers paid cash, 20.2% of the $1.04 billion spent, and three of the four most expensive houses, $4.3 million to $4.8 million in 22207, went for cash. Among townhouses, 21 of 126 buyers paid cash, 20.5% of the dollars.

Each range holds about a quarter of the 656 house sales. Unlike most of the guide, cash does not rise with price here: it is spread evenly, and the cash median, $1,400,000, is almost the same as the financed median, $1,420,000. The cheapest houses draw the most cash: investors and teardown buyers in 22204. House cash share, 20.3%, trails McLean, Great Falls and Vienna.

About 9% of house buyers used a VA loan, 62 of 656, which fits a county that holds the Pentagon and Fort Myer; six of 126 townhouse buyers did too. Only four houses sold with FHA loans. Townhouse cash goes to the top: 11 of the 32 townhouses above $1.24 million sold for cash, and the cash townhouse median was $1,240,000 against $1,001,000 financed.

What that means if you need a loan: a six-day median, 43% over asking and 57 sales at 110% of list or more mean your offer is competing on terms as much as price. Bring a full underwritten pre-approval, an appraisal-gap clause you have actually budgeted for, and a short inspection period, and know that one house in six is sold before it is truly on the market. On a condo the opposite is true this year; see below.

Townhouses: 95 conventional, 21 cash, 6 VA, 2 FHA, 1 other and 1 assumable of 126. Mixed cash-and-loan deals and assumable loans were counted as financed.

The condo question

836 condos sold at a median of $480,000, and 44% of them sold below asking.

Condominiums are the only home type in this guide with their own numbers, because in Arlington they are the market: 836 sold in 2026 against 656 houses, at a median of $480,000 and $522 a square foot, in 15 days. A one-bedroom is $365,000, a two-bedroom $569,900, and more than one buyer in four paid cash.3

The opposite of the house market. 370 of the 836 condos, 44%, sold below asking and only 23% above; the median took 15 days against six for a house, a third sold within a week against six in ten, and 147 sat 60 days or more. Buyers have room to negotiate on a condo this year that they do not have on a house.

Where the money goes. 216 condo buyers paid cash, 27.4% of the $451.5 million spent, more than the house or townhouse share. Cash comes from both ends: 32% of condos under $345,000, mostly investors and the senior building, and 32% above $649,000, the Rosslyn towers, where four of the five sales over $2 million were cash and all five were in 22209. Only 19 buyers used an FHA loan, because FHA needs an approved building; 79 used a VA loan.

Age sets the price. The median building was built in 1983. Garden condos from before 1960 sold at a median of $400,450 and $462 a foot, 1960 to 1989 buildings at $432,500, 1990 to 2014 at $540,000 and $621 a foot, and the 25 sales in buildings from 2015 on at $980,000 and $786 a foot. Fairlington alone had 106 sales at a median of $590,500, typically two bedrooms and 1,495 square feet, in eight days; its condo-owned townhouses are Arlington's starter homes.

The fee is not in these numbers. Bright MLS's statistics do not carry the condo fee, so every yield in the table is gross. Local analysis puts the 2026 median fee at $638 a month, roughly $319 for a studio, $436 for a one-bedroom, $575 for a two-bedroom and $976 for three, from the mid-$300s in a Ballston garden building to more than $1,000 in a full-service Rosslyn tower. A $500 fee on the median one-bedroom is $6,000 a year and takes its yield from 7.2% to about 5.6%. Virginia law gives you the resale certificate within 14 days, with the budget, reserve balance, reserve study and any pending special assessment, and three days to cancel after you receive it; in a 1940s to 1980s building the reserve study is the number to read first.

Co-ops are not condos. River Place in Rosslyn, 1,720 units from 1954 on a ground lease that ends in 2052, and parts of Colonial Village are co-ops, which are not in these figures, need board approval and a specialty lender, and trade from about $130,000.

Condo rentals: 1,008 condo-style leases closed in 2026 at a median of $2,365 a month, more units than were sold; lease listings carry no ownership field, so some apartment-building units are mixed in. Fees: Eli Residential on ARLnow, 2026. Resale certificate: Code of Virginia §55.1-2310.

Rent or buy

An Arlington house sells for 24.4 years of rent, a townhouse for 24.3.

An Arlington house rents for a median of $4,800 a month and sells for $1,406,000, a price-to-rent ratio of 24.4; a townhome rents for $3,600 and sells for $1,050,000, a ratio of 24.3.1

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio of 24 is well above Haymarket's 20.7 or Gainesville's 18.2: in Arlington you buy a house for the location and the appreciation, not the cash flow, and renting first is good value for a family that may move within a few years. Condos are the exception: a one-bedroom sells for 13.8 years of rent and a two-bedroom for 16.4, before the condo fee. Apartments are cheaper still: Apartment List puts the median Arlington apartment at $2,610 a month in October 2026, $3,277 for a two-bedroom.7 Rents by zip for a house run from $3,775 in 22206 to $5,500 in 22201; townhome rents from $3,200 in 22204 to $5,499 in Rosslyn. The townhome column includes condo-owned townhouses, which rent for less, so its yield is understated; in 22201, where most townhouse leases are fee simple, $4,800 a month against a $1,225,000 median gives 4.7%. The townhome range starts at $2,300 once rooms, basement units and homes under 900 square feet are set aside, and the top house lease was $17,700.

North Arlington, 22207, 22205 and 22213. Detached houses from the 1930s to the 1960s on streets that climb away from Langston Boulevard, and the teardown economy: a 1950s rambler in Donaldson Run or Rock Spring sells to a builder, and a 5,000 to 6,400 square foot colonial takes its place at $2.1 million to $3.6 million. Westover and Cherrydale are historic districts; Dominion Hills was 361 brick houses by 1948. Yorktown High serves most of it. 22213 posted the highest zip median, $1,875,000, on 22 sales.

The corridor, 22201, 22203 and 22209. Five Orange and Silver Line stations in a row from Rosslyn to Ballston, each with its own towers: Pierce and Turnberry in Rosslyn, Clarendon 1021 and Station Square in Clarendon, The Continental and Liberty Center in Ballston. Behind them, Lyon Village, Lyon Park and Ashton Heights are 1920s and 30s bungalow streets where the median house sold for $1,718,700 at $726 a square foot, and one buyer in three paid cash. Rosslyn is getting the next generation: twin 27-story towers approved in July 2026 and the Potomac Overlook plan on the old Key Bridge Marriott site with 1,775 units.

South Arlington, 22202, 22204 and 22206. Crystal City and Pentagon City are 1960s to 80s condo towers, Amazon's HQ2 and a Blue and Yellow Line commute of one stop to the Pentagon; Aurora Highlands behind them is a bungalow neighborhood under the DCA flight path. Columbia Pike has no Metro but has the county's most diverse streets, the halal grocers and the Pike's Bolivian and Salvadoran kitchens. Columbia Pike is also the entry point for a house, $1,045,000 at the median, or a fee-simple townhouse at $769,000. Shirlington and Fairlington are where a family first buys a condo in Arlington: 1940s brick garden condos from about $375,000 and 1980s townhouse condos.

What to check. The resale certificate and reserve study on any condo; a radon test, the wiring, the siding and a buried oil tank on any pre-1970 house; the FEMA flood map near Four Mile Run, Lubber Run and Gulf Branch; aircraft noise in Rosslyn, Crystal City and Aurora Highlands; and whether the house you are buying, or the one next door, is an Expanded Housing Option lot.5

Schools

One district, three high schools by address, and two you enter by lottery.

Every Arlington address is in Arlington Public Schools, which Niche's 2027 rankings place third of Virginia's 130 districts. Yorktown, Washington-Liberty and Wakefield are assigned by address; H-B Woodlawn and Arlington Tech admit countywide by lottery.9

H-B Woodlawn, a countywide program in Rosslyn with no attendance zone. Arlington Tech, the Governor's STEM Academy, moved into the new $180 million Grace Hopper Center on South Walter Reed Drive when it opened on August 31, 2026.

Just over the county line: Halalco Supermarket on Hillwood Avenue in Falls Church, the area's largest halal supermarket and bookstore, and Ummah Market at 6053 Leesburg Pike in Bailey's Crossroads with a butcher, bakery and hot buffet.

No Islamic day school sits inside Arlington; Al Fatih Academy in Reston is the nearest accredited one, and Dar Al-Hijrah runs the weekend school. APS draws its own attendance lines, and a Westover street can feed Washington-Liberty or Yorktown. Check any address with the APS boundary locator, and ask Ahmed to confirm it before you offer.

Commute

Eleven Metro stations, four lines, and the Pentagon one stop away.

The Orange and Silver lines run under Wilson Boulevard from Rosslyn to East Falls Church, the Blue and Yellow lines through Pentagon, Pentagon City, Crystal City and National Airport, and VRE stops at Crystal City. Most of 22207, 22204 and 22206 is a bus or a drive from a station.10

The I-395 Express Lanes run eight reversible miles to the Pentagon and are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. The Yellow Line runs from Huntington through Crystal City to Mount Vernon Square, with half its trains continuing to Greenbelt since the end of 2025; the Crystal City station is getting a second entrance, and the VRE platform there is being rebuilt. The honest paragraph: the corridor stations are a real walk-to-Metro life; from 22207 you drive to Ballston and park, and from Columbia Pike you ride a bus to Pentagon City first. Daily life

Forty-nine miles of paved trail, a 453-bed hospital, and the mall at Pentagon City.

Outdoors. The W&OD Trail starts in Shirlington and runs 45 miles to Purcellville; the Custis Trail follows I-66 from Rosslyn; the Mount Vernon Trail runs 18 miles along the Potomac past National Airport and the Rosslyn skyline; Four Mile Run's trail links them. Potomac Overlook Regional Park has 67 acres and a nature center in 22207, and Long Bridge Park in Crystal City has the county's only 50-meter pool.

Hospital and shopping. VHC Health on North George Mason Drive is a 453-bed teaching hospital with a seven-story outpatient pavilion. The Fashion Centre at Pentagon City has more than 140 stores; Ballston Quarter's food hall anchors Ballston, and the old Macy's site is becoming about 500 apartments; the Village at Shirlington is getting wider sidewalks and dining patios through November 2026.

Taxes and fees.6 Real estate $1.053 per $100 for 2026, about $9,300 a year on the county's average $882,900 assessment, plus the stormwater utility fee of $268 per 2,400 square feet of roof and driveway for a typical house (condo owners pay through the building). Cars: $5.00 per $100 of value, with the first $4,000 fully relieved in 2026, due October 5. Add the condo fee, a median $638 a month, for most homes on this page.

Two things to listen and look for. Rosslyn, Crystal City and Aurora Highlands sit under the National Airport approach, and Rosslyn is the loudest residential area for it; visit at 7 am and 10 pm. The FEMA flood maps that took effect November 16, 2023 put about 300 Arlington structures in the 100-year floodplain, mostly along Four Mile Run, Lubber Run and Gulf Branch, and the county has bought and razed houses in Westover, Cherrydale and Waverly Hills for flood relief since the July 2019 flash flood.

First-time buyers who want a Metro walk and a $365,000 one-bedroom or a $570,000 two-bedroom condo in Ballston, Fairlington or Columbia Pike; Pentagon, Fort Myer and Amazon employees who want one stop to work; downsizers from Fairfax houses who become the main condo buyer above $800,000; families who want Yorktown or Washington-Liberty and will pay $1.3 million to $1.7 million for a 1950s house to get them; and builders and their clients replacing those houses in 22207, where 153 of the county's $2 million-plus sales happened.

Buyers choose Arlington over Falls Church ($1,055,000 for a median house on the Fairfax side) and Alexandria ($885,000) for the Metro and the schools, and give up square feet: $648 a foot here against $424 in Chantilly, and a median house of 2,912 square feet against 4,340 in Haymarket. If you are torn, decide whether you need a house or will live in a condo first; that decision picks the zip, and the zip picks the price. A house buyer competes with cash and six-day contracts; a condo buyer has 2026 on their side.
