By median price

The most expensive places to buy a house in Northern Virginia.

Ranked by median price, the middle sale of 2026, the most expensive town for a house is McLean, at $2,300,000, and for a townhouse the City of Falls Church, at $1,215,000.

A guide, not a price tag. The median is the middle sale: half the homes sold for more and half for less. It gives you a feel for prices in a town, not the price of any one home, and you’ll always find homes above and below it.

Not ranked: too few townhouse sales for a median in Round Hill (7 sold), Lovettsville (3 sold), Hamilton (2 sold), Middleburg (1 sold) and Waterford (1 sold); no townhouse sales in Fairfax Station, Great Falls and Nokesville.

★ Median sale price, closed sales January 1 to October 2, 2026 (Arlington and the City of Alexandria to October 3; Cascades, Hamilton, Lansdowne, Lovettsville, Middleburg, Purcellville, Round Hill and Waterford to October 4), Bright MLS. Single-family means detached houses with 3+ bedrooms and 2+ full baths; townhouses are end-of-row and interior-row homes; condominium-regime homes are not counted. A townhouse median is given only where 10 or more townhouses sold.

How the list is made

Straight from each town’s page.

Every figure here is copied from the sales table in the Prices section of the town’s own page in this guide: the number of homes sold, the median sale price, and the lowest and highest sales, from the Bright MLS records Ahmed Makkiyah pulled in October 2026. Nothing is estimated, and no other source is used.

The sales closed from January 1 to October 2, 2026, except in Arlington and the City of Alexandria (to October 3) and in Cascades, Hamilton, Lansdowne, Lovettsville, Middleburg, Purcellville, Round Hill and Waterford (to October 4). Single-family means detached houses with 3+ bedrooms and 2+ full baths. Townhouses are end-of-row and interior-row homes; in Arlington and Cascades the town pages count fee simple townhouses. Condominium-regime homes are not counted.

Where fewer than 10 townhouses sold, the tables say so instead of showing a price, the same rule as each town page and the home page map: Round Hill (7 sold), Lovettsville (3 sold), Hamilton (2 sold), Middleburg (1 sold) and Waterford (1 sold). Fairfax Station, Great Falls and Nokesville had no townhouse sales.

A few names need a word. Alexandria, Fairfax and Falls Church here mean the Fairfax County parts of those postal towns; the independent cities of the same names have their own rows. Manassas is the Prince William County part. Independent cities are listed with the county guide around them. Chantilly is its Fairfax side (zip 20151); its Loudoun side (zip 20152) is the South Riding row. Leesburg’s figures cover zips 20175 and 20176, which take in Lansdowne, so a Lansdowne sale also counts in Leesburg.

Is the median price what a house will cost?

No. The median is the middle sale, not a set price: half the houses sold for more and half for less, so every town in this guide has homes priced above and below its median. Use it to compare towns and get a feel for the market, then look at real homes on both sides of it.
