What $925,000 buys: a mid-century house on a wooded lot.

Annandale's cheapest single-family sale of 2026 was $625,000 and its dearest $2,790,000, and 164 of the 251 houses sold under $1 million.

The typical Annandale house is a late-1940s to 1960s brick rambler, split-level or colonial on a quarter to half acre of oaks, in Sleepy Hollow Woods, Broyhill Crest, Canterbury Woods or Wakefield Forest. Updated, it sells near the median. Original, it sells under $800,000 (53 sales), often to a builder. Above $1.3 million (28 sales) are the rebuilds: the same lot with a new house on it.

Annandale is a house market. 251 houses sold against 72 townhomes, about three and a half to one. The townhomes sold at a median of $627,000, from $490,000 to $899,900, took 7 days and half went over asking.

At $486 a square foot, Annandale houses cost more per foot than Fairfax ($451) or the Alexandria side of the county ($468) but less per house, because they are smaller. You are paying for the lot and for being inside the Beltway, ten minutes from Seven Corners and fifteen from the Pentagon.

Inside the Beltway. Most of Annandale sits inside I-495, and 164 of its 251 houses, most on wooded lots, still sold under $1 million. That is why the cheap ones go to builders and the renovated ones go over asking.

Who is buying. Families who want a lot and a short drive, renovators and small builders, Korean-American families, and Arab and Muslim families who want to be near Mustafa Center and the Falls Church mosques without Falls Church prices.

Rentals. A house rents for $3,950 and leases in 18 days; townhomes are fewer and slower, 61 leases at 28 days. Investors here buy houses, not townhomes.

Gross yield is before the mortgage, tax, insurance and upkeep. Under 20, a family that stays five years or more can usually expect buying to beat renting, and a townhome at 16.9 gets there sooner. Three house leases that closed far above their asking rent look like data-entry errors and are left out of the range; they do not change the median.

The houses

Brick ramblers, split-levels and the rebuilds next door.

Annandale was built out between the late 1940s and the 1960s, and most of it still looks that way: brick houses on wooded lots, civic associations instead of HOAs, and a new build on every few streets.

Sleepy Hollow Woods. A preserved mid-century neighborhood built from 1958 to 1965; almost nine in ten of its homes date from 1940 to 1969. Ramblers and split-levels on sloped, wooded lots, with one of the strongest civic associations in the area.

Canterbury Woods and Wakefield Forest. Mid-1960s split-levels, colonials and ramblers on the west side, toward Fairfax. This is the Woodson pyramid, and it is where the renovated houses go furthest over asking.

Broyhill Crest and the Columbia Pike side. Started in 1951 and still filling in, with houses from the 1950s to new builds. The shortest drive in Annandale to the Pentagon and Arlington.

The townhomes. 72 sales, mostly 1970s to 1990s communities off Little River Turnpike, Backlick Road and Braddock Road. The garden condos along Little River Turnpike are a separate, cheaper market not counted here.

What to check. Radon, the age of the electrical panel and galvanized pipe in any original house; drainage on the sloped lots; and, if you plan to add on, what the lot allows. If you are buying from a builder, ask for the permits and the warranty in writing.

Saint Michael and the Islamic schools

Saint Michael Catholic School (PK to 8) is in 22003. Washington International Academy on Edsall Road and Al-Qalam Academy in Springfield are the nearest full-time Islamic schools.

The January 2026 boundary changes moved students out of crowded Glasgow Middle, 67 to Poe and 46 to Holmes, which ended the Mason Crest split at the middle-school level; about 20 Parklawn students moved to Columbia Elementary; and Poe gained an Advanced Academic Program center from 2026-27. A separate study of the Bren Mar Park feeders could move between 92 and 308 students from Edison to Annandale High, with no decision yet. A listing's school claim is not a guarantee. Commute

No Metro, but the Beltway, 395 and Columbia Pike are all minutes away.

Annandale has no Metro station of its own. Most people drive, take Columbia Pike buses to the Pentagon, or park at Dunn Loring-Merrifield on the Orange Line, about four miles north.

The Beltway's 495 Express Lanes and the 395 Express Lanes are both a few minutes from most of 22003; carpools of three ride free with an E-ZPass Flex, everyone else pays a toll that moves with traffic.5 Inside Annandale, Little River Turnpike and Braddock Road back up at rush hour, so a house near the Beltway or Columbia Pike saves real time. Daily life

Koreatown, Wakefield Park, and Mustafa Center down the road.

Koreatown. Little River Turnpike and Columbia Pike are one of the largest Korean commercial districts on the East Coast: barbecue, soup houses open all night, bakeries and H Mart on Heritage Drive, which also has a halal meat section.

Outdoors. Wakefield Park is 292 acres off Braddock Road, from Lake Accotink to Little River Turnpike, with the Audrey Moore RECenter's pool, a free skate park, tennis and pickleball, and almost two paved miles of the Cross County Trail.

Halal and Middle Eastern. Naz Foods on Markham Street cuts halal meat to order. Halalco, the big halal supermarket, is ten minutes east in Bailey's Crossroads, with Jenin Pastry for knafeh. Mustafa Center is on Braddock Road.

Hospitals and shopping. Inova Fairfax Hospital, the region's Level I trauma center, is about five minutes up Gallows Road. The Mosaic District is ten minutes north.

Taxes.4 Annandale is unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus $0.0335 in county fees, about $1.15 all in, roughly $10,700 a year on a $925,000 house. Some streets add a leaf-collection or refuse fee. The car tax is $4.57 per $100 of each vehicle's value.
