Prices

$1,348,862 for a house in Aldie, $143,924 more than Brambleton.

The median Aldie house cost more than Brambleton ($1,204,938), Ashburn ($1,186,700) or South Riding ($1,140,000) in 2026, and the money buys size: five bedrooms and about 4,900 square feet at $391 a foot, close to Ashburn's $385.

Houses. 182 sold, from $660,000 to $4,750,000. A handful of large estates, including two sales at $3.9 million and one at $4.5 million, pull the average up to $1,479,790. Buyers paid the asking price, not more: the median sold-to-list was exactly 100%, and 32% sold above asking, fewer than in Ashburn (48%) or Sterling (53%).

New construction. 31 house sales closed at 0 or 1 day on the market, the pattern of builder sales, at a median of about $1.35 million. Two closed far above their original list price because upgrades were added after listing: $1,347,724 on a $1,036,995 list (130%) and $1,546,699 on $1,294,955 (119%).

Townhouses. 63 sold at a median of $729,000. They are big, a median of 2,588 square feet, and cost $288 a foot, less than Brambleton ($297) or the Loudoun side of Chantilly ($295). In all 104 townhouses sold in Aldie, but 41 were in a condominium association and are not counted here.

The two builder sales that closed at 119% and 130% of their original list lift the average sold-to-list to 100.1%; the median, 100.0%, is the better number. On the low side, one house sold for $1,100,000 on a $1,325,000 list, 83% of the asking price. House sales totaled $269.3 million and townhouse sales $45.3 million.

What can you afford in Aldie? Start from the monthly payment you can live with, not the price. Loudoun's tax rate is lower than Fairfax County's, but the newer communities charge HOA dues; the calculator adds them for you.

Follow the money

Only 10 of 182 Aldie house buyers paid cash, and six of them spent $1.565 million or more.

The village and the zip code are not the same place. Historic Aldie sits where the Little River crosses Route 50, around the mill Charles Fenton Mercer built from 1807 to 1809. The Aldie mailing address reaches east to Stone Ridge, Kirkpatrick Farms and Willowsford's Greens, and that is where the subdivisions, the shopping and the new houses are.

A mortgage market. Only 5.5% of house buyers paid cash, less than in Leesburg or Sterling (13.2% each). Most buyers are financing big new and nearly new houses.

Big townhouses for the money. The median Aldie townhouse has 2,588 square feet and sold for $288 a foot, less than Brambleton ($297) or Ashburn ($320). Renters have more choice than buyers: 95 townhomes were rented in 2026, against 63 sold.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. The houses

Stone Ridge, Kirkpatrick Farms and Willowsford carry the Aldie address.

The historic village is a few streets around a mill. The houses on this page are mostly in planned communities built since the early 2000s to the east, along Route 50 and Braddock Road, most with an HOA and many with pools and trails.

Stone Ridge. Begun in the early 2000s, with more than 3,400 houses, townhouses and condos, all with Aldie addresses, and the Stone Ridge Village Center shops on Route 50.

Kirkpatrick Farms. A community center with a pool, tot lots, tennis and basketball courts, ball fields and trails around its ponds. Its school zones were redrawn in 2020, and its families were part of the Dulles South rezoning debate for 2026-27, so check the current assignment.

Willowsford. Four villages around a conservancy of about 2,000 acres with a working farm, a farm stand and trails. The Greens, south of Route 50, has Aldie addresses. Other 20105 communities include Lenah Mill, Seven Hills, Virginia Manor and Creighton Farms.

New construction. 31 houses closed at 0 or 1 day on the market in 2026, at a median of about $1.35 million, and two closed 19% and 30% above their original list after upgrades. Ask for the builder's base price, a written price for every upgrade, the lot premium and the warranty.

What to check. The HOA resale package with dues and any special assessment; the high school after the fall 2026 zone change; and the Route 50 drive at the hour you would leave.

Schools

Lightridge and John Champe, Aldie's two high schools, rank #3 and #6 in Virginia on Niche.

Aldie is Loudoun County Public Schools. Its two high schools, Lightridge and John Champe, are both in Aldie, and from fall 2026 some Dulles South students move to Freedom High in South Riding.3

If you are buying in Aldie, the high school on an older listing may not match the 2026-27 zones, and HS-14 will bring another round of changes in 2028. Check any address with the LCPS school locator, and ask Ahmed to confirm it before you offer.

Commute

Route 50 to Route 28, 60 to 95 minutes to downtown DC, and coach buses from Stone Ridge.

Aldie is farther out than South Riding or Chantilly. Route 50 is the road east to Route 28 and I-66, and Loudoun County Parkway runs north to the Silver Line at Ashburn and the Dulles Greenway.

Weekday at 8 am from Stone Ridge. From the historic village add about 10 minutes. Drive times are estimates; the low end is a normal day, the high end a bad one.6

Loudoun County Transit commuter buses leave the Dulles South (Stone Ridge II) park-and-ride on Millstream Drive in Aldie, and the East Gate lot, every weekday morning: route 281 to downtown DC and route 282 to Rosslyn, the Pentagon and Crystal City, coming back in the afternoon as 681 and 682. They are coach buses with reclining seats and a restroom.5 The I-66 Express Lanes are free for carpools of three with an E-ZPass Flex; the Dulles Greenway and the Dulles Toll Road charge tolls. Route 50 is slow at rush hour between South Riding and Route 28, so time the drive before you choose a street. Ahmed will do the 7:30 drive with you before you offer.

Daily life

An 1807 mill, a 2,000-acre farm conservancy and about $10,900 a year in county tax.

Outdoors and sights. Aldie Mill Historic Park, run by NOVA Parks, keeps the mill built from 1807 to 1809 for Charles Fenton Mercer, with tandem overshot waterwheels, the only example of the kind open to the public in Virginia. President James Monroe bought from the mill, and Confederate raider John Mosby captured Union soldiers there. Willowsford's conservancy has a working farm and trails, and Kirkpatrick Farms has trails around its ponds.

Food and groceries. Stone Ridge Village Center on Route 50 has Ciro Ristorante, Brew Birds and Biryani Grill. Indian Spice Food Market on Southpoint Drive has a halal butcher. In the village, Oak & Ember is a farm-to-table tasting room. Quattro Goomba's winery and brewery are on Route 15 (James Monroe Highway).

Taxes.4 Aldie is unincorporated Loudoun County, so there is no town tax. The 2026 rate is $0.805 per $100, unchanged in the budget adopted April 7, 2026: about $10,900 a year on the $1,348,862 median house and $5,900 on a $729,000 townhouse, before HOA dues. At Fairfax County's rate of about $1.15 all in, the same house would pay about $15,500.

Car tax. Loudoun cut its vehicle tax to $3.09 per $100 of value for 2026, with $2.94 planned for 2027.
