Prices

$610,000 buys a four-bedroom, 2,664-square-foot house in Woodbridge, $65,000 less than in Dumfries.

At $334 a square foot, a Woodbridge house costs more per foot than one in Dumfries ($302), the county part of Manassas ($318) or Bristow ($304), because the houses are smaller. It costs less per foot than in Lorton ($358), across the Occoquan, or Centreville ($379).

Houses. 721 houses sold, from $280,000 to $1,415,000, and the median one had four bedrooms. 322 of them sold above asking and 43% went under contract within a week, busier than Dumfries (41.9% over asking) or Gainesville (37.4%) and calmer than Bristow (53.7%). The median buyer paid 100.0% of the list price.

Townhouses. 539 sold at a median of $472,000, from $180,000 to $840,000, at $321 a square foot. That is less than the county part of Manassas ($505,000), Dumfries ($517,500) or Lorton ($550,000), and about the same as the City of Manassas ($469,000). 32.8% sold above asking.

Against the neighbors. The chart sets Woodbridge against the rest of Prince William and the nearest markets across the county lines. Underpriced houses drew bidding wars: one listed at $375,000 sold for $450,000 (120%), and two cash buyers paid 115% and 117% of list. At the top, three of the most expensive houses sat for 49 to 159 days and sold for 77% to 84% of list, the steepest a $1,110,000 sale on a $1,450,000 list after 159 days. One townhouse closed at $240,000 on a $435,000 list after a day, which looks like a data error or a non-market sale. New construction is a small part of the market: 31 houses and 31 townhouses closed at 0 or 1 days on market. The average house, $637,563, is $27,563 above the median.

What can you afford in Woodbridge? Start from the monthly payment you can live with, not the price. Prince William's tax rate is lower than Fairfax County's, and Lake Ridge and many other Woodbridge subdivisions charge association dues; the calculator adds them for you.

Follow the money

Only 52 of 721 Woodbridge house buyers paid cash, and one townhouse in five under $410,000 sold for cash.

What that means if you need a loan: you are competing with other financed buyers, not with cash, and VA and FHA offers are ordinary here. Fewer than half of Woodbridge houses sold over asking, so a buyer with a full pre-approval and a clean offer can win without waiving everything. A big market. 721 houses sold in Woodbridge, against 409 in the county part of Manassas, 238 in Gainesville and 208 in Haymarket. More than half of them, 388, were in 22193, the Dale City side, where almost every home uses a Woodbridge address.

Military and first-time buyers. More than one house buyer in five used a VA loan (21.5%), and almost one townhouse buyer in five used FHA (18%). Fort Belvoir is a short drive north and Marine Corps Base Quantico a short drive south, both on I-95.

A renter's town too. 509 townhomes were leased against 539 sold. A townhome that sells for $472,000 rents for $2,700 a month, a 6.9% gross yield, level with the City of Manassas and ahead of the county part of Manassas (6.7%) and Lorton (6.5%). Houses earn 6.5%.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio under 20 means a home sells for relatively few years of rent, so buying is good value for a family staying five years or more; in Bristow the house ratio is 17.9 and on the Fairfax side of Chantilly 21.2. Most townhome leases, 208 of 509, were in 22191.

The houses

Dale City, begun in 1960, and Lake Ridge's 7,278 properties both sell under the Woodbridge name.

Almost all Dale City homes use a Woodbridge address in 22193, and most Lake Ridge homes are counted in Woodbridge too, so their sales are inside the numbers on this page. Much of the housing went up between the 1960s and the late 1990s.

Dale City (22193). Cecil D. Hylton's company began building Dale City in 1960 and named it for the hills and dales. The neighborhoods were named in alphabetical order, starting with Ashdale, each ending in "dale" (Birchdale, Cherrydale, Darbydale and on to Trentdale), and the street names start with the same letter. 22193 had 388 house and 199 townhouse sales in 2026. Only one house sold under the Dale City name itself, for $650,000 in Winding Creek Estates.

Lake Ridge. Building started in the late 1960s, and the first five sections were under way by 1969. The Lake Ridge Parks and Recreation Association, formed in 1972, covers 7,278 properties, from single-family houses and townhouses to condominiums and two apartment complexes, with five pools and a spray ground. The community was finished in the late 1990s, and the Lake Ridge marina and golf course sit on the Occoquan Reservoir.

22192 and 22191. 22192 had 198 house and 189 townhouse sales. 22191, along Route 1 toward the Potomac, had 135 houses and 151 townhouses and more townhome leases than either other zip, 208 of 509.

Occoquan next door. The Town of Occoquan, a small historic riverfront town, has its own postal city (22125) and is not in these numbers. In 2026 one house ($750,000) and seven townhouses (median $625,000, about $380 a square foot) sold there, and 15 townhomes were rented at a median of $3,500.

What to check. The high school assigned to that exact street; the association dues and any special assessment; the age of the roof, windows and HVAC on a house from the 1960s to the 1980s; whether a quick 0-day sale nearby was new construction or a resale; and traffic noise near I-95 and Route 1.

I-95, the Express Lanes and two VRE stations: 50 to 90 minutes to downtown DC.

Woodbridge runs along I-95 and Route 1, and the I-95 Express Lanes pass through it. VRE's Fredericksburg Line stops at two Woodbridge stations, Woodbridge and Rippon, and the Prince William Parkway links Dale City and Lake Ridge to I-95.

The I-95 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic, and many commuters slug, the informal carpool that fills the HOV lanes. VRE's Fredericksburg Line runs weekday trains from Rippon and Woodbridge through Lorton, Alexandria and Crystal City to L'Enfant and Union Station, so a downtown or Pentagon commuter can read instead of drive. OmniRide also runs weekday commuter buses from eastern Prince William park-and-ride lots; check the current routes before you count on one.5 Ahmed will do the 7:30 drive with you before you offer.

Daily life

A 74-acre marina on the Occoquan Reservoir, a historic river town next door and halal markets in town.

Outdoors and sights. Lake Ridge Marina and its golf course take up 74 acres on the Occoquan Reservoir, with seasonal boat rentals and a launch. Leesylvania State Park and the Occoquan Bay National Wildlife Refuge are on the Potomac side of Woodbridge, and the Town of Occoquan, next door, has shops and cafes along Mill Street by the river. Potomac Mills, the outlet mall off I-95, is in Woodbridge.

Food and groceries. Old Bridge Road in Lake Ridge, Minnieville Road and Dale Boulevard in Dale City, and Route 1 carry most of the kitchens on the list below, from Lebanese grills to Pakistani and Afghan kabobs and pupusas. Halal butchers are in town: Kabul Halal Market on Golansky Boulevard, Al-Barakah on Route 1 and Zam Zam on Build America Drive.

Taxes.4 Woodbridge is unincorporated Prince William County, with no town tax; the Town of Occoquan next door adds its own. The 2026 real estate rate is $0.865 per $100, down from $0.906, plus the countywide fire and rescue levy of $0.070, about $0.935 in all. That is roughly $5,700 a year on a $610,000 house and $4,400 on a $472,000 townhouse, before association dues, and about $1,300 less than the same house would pay in Fairfax County. The county's car tax is $3.50 per $100, against $4.57 in Fairfax County.
