The rates

$1.12 per $100, and a few cents more depending on where you live.

The Board of Supervisors cut the base rate by a quarter cent when it adopted the budget on May 5, 2026.2 Every home also pays the stormwater and pest-control levies. The rest apply only in certain neighborhoods, and your assessment notice shows yours.1

What you pay

About $11,679 a year on the average house.

The math is simple: divide the assessment by 100 and multiply by the rate. Here it is for the county’s average 2026 assessments, at $1.1535 per $100.

Yearly county tax, 2026

Mean 2026 assessment (under each label) times $1.1535 per $1001,3

Before relief and before any neighborhood charges such as leaf collection or the refuse fee.

By the month. $11,679 a year is about $973 a month on the average house, and $7,066 is about $589 a month on the average townhouse. That is what a lender adds to the mortgage payment for taxes.

A $1,000,000 home. At $1.1535 per $100 the tax is $11,535 a year. Each extra cent of rate adds $100 a year on that home.

Buying? The tax follows the assessment, not your price, and the county reassesses every year. Plan on the new owner’s bill, not the seller’s. The buying power calculator adds tax, insurance and HOA fees to your payment.

Why bills rose

The rate went down. Most bills still went up.

For 2026, residential assessments rose 3.99% on average. 81.2% of homes went up in value, nearly 8% went down and about 11% stayed the same.3

What the cut is worth. The county says the quarter-cent cut lowers the average homeowner’s increase from $357 to $337 a year.2 On a $1,000,000 home, a quarter cent is $25 a year.

Your notice was an estimate. The assessment notices mailed in February showed the tax at the 2025 rates, because the 2026 rates were set later, in May. The notice is not a bill.3

The calendar

Six dates that come around every year.

Assessment notices arrive in February. The appeal and relief deadlines for 2026 have passed; the tax payments have not.3

  1. Administrative appeal

Last day to ask the Department of Tax Administration to review your assessment.3

  2. Tax relief application

Last day for seniors and people with disabilities to apply for relief.3

  3. Rates set

The Board of Supervisors adopts the year’s tax rates with the budget. In 2026: May 5.2,3

  4. Board of Equalization

Last day to appeal to the Board of Equalization, which holds formal hearings.3

  5. First half due

    Half of the year’s tax.3

  6. Second half due

The other half. Lenders pay it from escrow for most owners.3

Appeals

Think your assessment is too high? Recent sales make the case.

What counts. The county accepts appeals based on fair market value, a lack of uniformity with similar homes, or an error in the property description. Saying the value rose too much in one year is not a legal basis.3

Talk first. Call Tax Administration at 703-222-8234 (TTY 711), Monday to Friday, 8 a.m. to 4:30 p.m., or book a phone or video appointment. Many questions end there.3

Two steps. An administrative appeal is due by April 1 and can be filed online for homes. An appeal to the Board of Equalization, with sworn testimony, is due by June 1 (703-324-4891).3

Relief

Tax relief for seniors and people with disabilities.

The limits for 2026. A gross income of up to $90,000 and a net worth of up to $400,000. The application is due May 1, and the county tells you by June 30 whether you qualify.3

Surviving spouses. The Board of Supervisors also approved relief for the surviving spouses of military members who died in the line of duty.3

Note. The estimate on a relief participant’s assessment notice does not include the relief.3

Towns and cities

Vienna and Herndon add a town tax. The cities have their own.

The towns of Vienna and Herndon sit inside Fairfax County, so their owners pay the county bill plus a town tax. The cities of Fairfax, Falls Church and Alexandria are independent: they pay the city’s tax instead of the county’s.

Towns: county bill plus town tax. Cities: the city’s base rate only, before its own fees1,5,6,7,8

Vienna. The Town Council cut its rate from 19.5 to 19 cents per $100 for the year that began July 1, 2026.8

Herndon. 27 cents per $100, collected by the county on the same bill since 2022.1

The cities. City of Fairfax $1.0725, Falls Church $1.18 and Alexandria $1.135 per $100. Each also charges its own fees, such as stormwater or refuse, which are not in these numbers.5,6,7

Questions

What people ask about Fairfax County property tax.

What is the Fairfax County property tax rate for 2026?

The base real estate tax rate is $1.12 per $100 of assessed value, down a quarter cent from $1.1225 in 2025.1,2 Two small countywide levies come on top, stormwater ($0.0325) and pest control ($0.001), so most homes pay $1.1535 per $100. Some neighborhoods add more, such as leaf collection, a refuse fee or a community center tax; your assessment notice lists them.1

How much is property tax on a $1 million house in Fairfax County?

About $11,535 a year at $1.1535 per $100, or about $961 a month. In the Town of Vienna add $1,900, in the Town of Herndon add $2,700, and in McLean add $230 for the community center.1,8

When are Fairfax County real estate taxes due?

In two halves, on July 28 and December 5. Most owners pay through their mortgage: the lender collects the tax with each monthly payment and sends it to the county. If you pay the county yourself, the bill comes to you.3

Why did my tax bill go up when the rate went down?

Because assessments rose more than the rate fell. Residential assessments rose 3.99% on average for 2026: the average single-family house is assessed at $1,012,504, up 4.28%, and the average townhouse at $612,580, up 3.9%.3 The county says the quarter-cent cut trims the average homeowner’s increase from $357 to $337 a year.2

How do I appeal my Fairfax County assessment?

Start with the Department of Tax Administration (703-222-8234). An administrative appeal must be in by April 1; an appeal to the Board of Equalization by June 1. An appeal has to rest on market value, uniformity with similar homes, or an error in the property record. A value that went up a lot in one year is not, by itself, a reason the county accepts.3

Who qualifies for real estate tax relief in Fairfax County?

Seniors and people with disabilities, with a gross income of up to $90,000 and a net worth of up to $400,000 for 2026, and the surviving spouses of military members who died in the line of duty. The application is due May 1, and the county answers by June 30.3
