Nokesville is mostly farms, acreage and large custom houses, with a small village center where Fitzwater Drive meets Nokesville Road (Route 28).

The village. Nokesville is named for Norvel Nokes, a Marine Corps officer who bought one of its first parcels in 1859. It became a stop on the Orange and Alexandria Railway in 1865, in a country of cattle and dairy farms, and passenger trains stopped calling in the 1950s. Today Fitzwater Drive has Hector's and Tejanos Cantina.

The 10-acre rule. Since 1998 Prince William has kept its rural area, which takes in most of Nokesville, at about one home per 10 acres. Most land there is zoned A-1, where a new lot must be at least 10 acres, and the county generally does not allow connections to public water and sewer there. Expect a private well and a septic system on most houses outside the village.

What the money buys. The median sale had about 4,860 square feet on roughly six acres, and the top sale reached $1,950,000. At the other end, the three sales from $340,000 to $378,000 look like small or older houses or fixer-uppers. Seven went under contract within a day of listing, likely new or custom builds.

What to check. The well's flow and a water test; a septic inspection and where the drainfield is; what the zoning allows on the land, from splitting a lot to barns and animals; the survey, easements and the driveway; internet service at that address; the high school for that exact street; and what is planned on nearby land.

Route 28 north to Manassas and I-66, with VRE's Broad Run station next door in Bristow.

Nokesville Road, Route 28, runs north from the village through Bristow and Manassas toward I-66. The nearest train is VRE's Broad Run station on Piper Lane in Bristow, at the western end of the Manassas Line.

VRE's Manassas Line runs weekday trains from Broad Run through Manassas, Burke Centre, Alexandria and Crystal City to Union Station, so a downtown or Pentagon commuter can park and read instead of drive. On I-66, the Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. OmniRide runs weekday express buses from Gainesville and Manassas; check the current routes before you count on one.5 Ahmed will do the 7:30 drive with you before you offer.

Daily life

A 302-acre wildlife area on Cedar Run, a village on Fitzwater Drive, and no town tax.

Outdoors and sights. Merrimac Farm Wildlife Management Area, a 302-acre state wildlife area in Nokesville, has more than a mile of frontage on Cedar Run, a pond and two easy trails. In mid-April, one of Northern Virginia's largest stands of Virginia bluebells covers its 115 acres of bottomland woods. Up Vint Hill Road in Fauquier County, Vint Hill, for 50 years a secret military listening post, now has a brewery, a winery and the Covert Café.

Food and groceries. Fitzwater Drive has Hector's of Nokesville, a family Mexican restaurant, and Tejanos Cantina in the old diner space. For a supermarket, halal meat or a wider choice of restaurants, Nokesville families drive to Bristow, Gainesville or Manassas.

Taxes.4 Nokesville is unincorporated Prince William County, with no town tax. The 2026 real estate rate is $0.865 per $100, down from $0.906, plus the countywide fire and rescue levy of $0.070, about $0.935 in all. That is roughly $9,400 a year on a $1,006,250 house, about $2,200 less than the same price would pay in Fairfax County. The county's car tax is $3.50 per $100.
