Quick answer

Arlington County’s 2026 real estate tax rate is $1.053 per $100 of assessed value, up 2 cents from $1.033 in 2025.1 On the 2026 average residential assessment, $882,900, that is about $9,297 a year.3 There are no towns, so there is no town tax; the one extra line is the stormwater fee, $268 per unit for 2026, which replaced the old $0.017 sanitary district tax.4,5 The tax is due in two halves, June 15 and October 5.6

The average is the county’s average residential assessment for 2026, not a sale price. Bills here are worked out as the assessment divided by 100, times the rate, before the stormwater fee or any relief.

The rates

$1.053 per $100, up 2 cents.

The County Board raised the rate from $1.033 to $1.053 for calendar year 2026 when it adopted the budget in April.1,2 Every home pays the same rate. The one other line on a home’s bill is the stormwater fee, a flat charge, not a rate.4

Business improvement districts in Ballston, Rosslyn and National Landing add their own small levies inside their boundaries (4.5, 7.8 and 4.3 cents in 2025); check your bill if you own there.7

What you pay

About $9,297 a year on the average home.

The bill is figured the same way everywhere in Virginia: divide the assessment by 100, then multiply by the rate. Arlington’s average residential assessment for 2026 is $882,900, a figure that counts condominiums, townhouses and detached houses together.3

Yearly tax on the average home

Average residential assessment times that year’s rate3,1

Before the stormwater fee and any relief.

The worked example. $882,900 ÷ 100 = 8,829. Times $1.053 = $9,296.94, or about $775 a month in a mortgage escrow. Add the stormwater fee: $160.80 to $455.60 for most houses, $48.24 for a condominium.4

Why it rose. The same math for 2025, $854,900 at $1.033, gives $8,831. The higher rate and the higher average together add about $466.3,1

A $1,000,000 home. $10,530 a year. Each extra cent of rate adds $100 a year on that home.

Buying? The tax follows the assessment, not your price. The buying power calculator adds tax, insurance and HOA fees to your payment.

The calendar

Four dates in the 2026 tax year.

Assessments come out in January, the rate in April, and the tax is due in two equal halves.3,6

2026 values posted; notices mailed from January 20.3

  2. Rate adopted

The County Board set $1.053 with the budget, at its April 22 meeting.2

  3. First half due

Half of the year’s tax and stormwater fee.6,4

  4. Second half due

The other half. Lenders pay it from escrow for most owners.6

Layers

No towns, one rate, and a stormwater fee.

Arlington has no incorporated towns, so there is no town tax on top: every home pays the county rate. The extra layer is the stormwater fee. Until 2024 stormwater was paid through a sanitary district tax of $0.017 per $100 of assessed value; since then it is a flat fee by hard-surface area, on the same bill.5,4

The fee. $268 per equivalent residential unit for 2026. A house pays 0.6, 1 or 1.7 units by its hard surface, so $160.80, $268.00 or $455.60 a year; a condominium pays 0.18 of a unit, $48.24.4,5

The neighbors. Alexandria ($1.135) and Falls Church ($1.18) are independent cities with their own rates, and Fairfax County is $1.1535 with its levies. Arlington’s $1.053 is below all three.12,10,11

Commercial only. The transportation tax ($0.125) is charged on commercial property, not homes.2

Arlington’s 2026 stormwater utility fee for homes: $268 per equivalent residential unit (ERU), charged by the area of roof, driveway and other hard surface, and billed as its own line on the real estate bill. A house with more than 4,800 square feet of hard surface is charged per ERU.4,5
