Prices
A Triangle house sold for a median of $662,500 in 2026, at $240 a square foot.
That is $12,500 less than in Dumfries ($675,000) and $52,500 more than in Woodbridge ($610,000), but at $240 a foot a Triangle house costs less per foot than either ($302 and $334). The median rests on only 44 sales.
Houses. 44 houses sold, from $200,000 to $960,000. 17 of them sold above asking (38.6%) and 47.7% went under contract within a week, against 41.9% over asking and 37.9% within a week in Dumfries, and 44.7% and 43.0% in Woodbridge. The median buyer paid exactly the list price. The average, $651,210, sits below the median, pulled down by one $200,000 sale far below the rest of the market.
Townhouses. 20 sold at a median of $400,000, from $265,000 to $595,000, at $285 a square foot. That is less than Woodbridge ($472,000), Manassas ($505,000) or Dumfries ($517,500). They sold more slowly than the houses: a median of 15 days, and only 3 of 20 within a week.
Against the neighbors. The chart sets Triangle against the rest of Prince William and the nearest markets across the county lines. Triangle sits just under Dumfries ($675,000) and just above the independent Cities of Manassas Park ($634,900) and Manassas ($625,000), with Woodbridge ($610,000) below. The county part of Manassas ($749,900), Bristow ($825,000), Gainesville ($850,000), Centreville ($904,500) and the Fairfax side of Chantilly ($923,650) cost more, and Haymarket ($992,500), Nokesville ($1,006,250), Clifton ($1,100,000) and Aldie in Loudoun ($1,348,862) are near or above $1 million.

No Triangle house or townhouse sold for more than 115% or less than 85% of its list price. The $200,000 house is far below the rest of the market and was likely a fixer-upper. New construction was almost absent: only two house sales closed at 0 to 1 days on market, and no townhouses did. Price per square foot is the median of each listing's own price-per-foot figure, so it is not the median price divided by the median size.

How 44 Triangle house purchases were paid for
One house buyer in three used a VA loan, 14 of 44, close to Dumfries (35.9%) and well above Woodbridge (21.5%). Half used a conventional loan; 4 used FHA, 1 took over the seller's assumable loan and 1 used another type.
What that means if you need a loan: you are competing with other financed buyers, many of them on VA loans, not with cash, so a VA offer is ordinary here. Still, nearly half the houses went under contract within a week, so the offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you decided before the showing.

A small market. Only 44 houses and 20 townhouses sold in Triangle in 2026, against 198 houses in Dumfries and 721 in Woodbridge. One or two sales can move a median or a percentage here, so use these numbers as a guide and look at the actual comparable sales before you price a house or make an offer.
A military market. Triangle sits at the main gate of Marine Corps Base Quantico, and about one buyer in three used a VA loan, for houses (32%) and for townhouses (30%). Almost nobody paid cash: 2 of 44 houses, 2.4% of the dollars.
Townhouses take longer. The median townhouse took 15 days to go under contract, only 3 of 20 sold within a week, and 4 sold over asking, so a townhouse buyer has more room to negotiate than a house buyer. For a landlord, a $400,000 townhouse that rents for about $2,800 is a gross yield of 8.4%, but that rests on very few sales and leases.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. Ratios this low mean a home sells for relatively few years of rent, so buying is good value for a family staying five years or more, and a landlord's numbers look strong next to Dumfries houses (6.6%) or Woodbridge townhomes (6.9%). But only 11 houses and 16 townhomes were leased, so treat the rents and ratios as rough. A military family on a short tour should weigh the cost of buying and later selling against the rent for the length of the tour.

Triangle's 2026 house sales were spread across many subdivisions rather than one big planned community; the busiest had eight sales, and almost none were new construction.

Size and price per foot. The median house in the MLS size field had 4,024 square feet, and the median price per foot was $240, against $302 in Dumfries and $334 in Woodbridge. The two figures come from different fields, so compare price per foot with other towns rather than multiplying them.
Resale, not new construction. Only two of the 44 house sales closed at 0 to 1 days on market, the usual pattern of a builder sale, and no townhouses did. Buying in Triangle in 2026 means buying a resale house, so the inspection matters more than the builder's warranty.
What to check. The schools assigned to that exact street; the HOA resale package with dues and any special assessment; the age of the roof, windows and HVAC; whether the lot is in a flood zone if it is near the water; and, so close to an active base, what you hear at the hours you would be home.

Commute
Minutes to the Quantico gate, 20 to 35 to Fort Belvoir, about an hour or more to DC.
Triangle sits on Route 1 beside I-95, at the main gate of Marine Corps Base Quantico. For a Marine or a civilian on base the commute is a few minutes; for Fort Belvoir, the Pentagon or DC it is I-95 north, the 95 Express Lanes or the VRE train.

The 95 Express Lanes are free for carpools of three with an E-ZPass Flex; everyone else pays a toll that moves with traffic. VRE's Fredericksburg Line stops at Quantico station, by the base, and at Rippon station in Woodbridge, with weekday trains through Alexandria and Crystal City to L'Enfant and Union Station. OmniRide runs weekday commuter buses from eastern Prince William park-and-ride lots; check the current routes before you count on one.5 Ahmed will do the 7:30 drive with you before you offer.
Daily life
A free Marine Corps museum and a 15,000-acre national park, both with Triangle addresses.
Outdoors and sights. The National Museum of the Marine Corps on Semper Fidelis Way is free to enter and to park, open daily from 9 am to 5 pm except Thanksgiving and Christmas, and Tun Tavern inside is the place to eat. Prince William Forest Park, about 15,000 acres of woods with its visitor center on Park Entrance Road, has 37 miles of hiking trails, 21 miles of roads and trails open to bikes, four campgrounds and more than 100 cabins; entry is $20 per vehicle.
Food and groceries. The bigger choice of restaurants is a short drive away: Main Street in Dumfries, Garrisonville Road and Stafford Market Place in Stafford to the south, and Smoketown Road in Woodbridge to the north. Halal meat is at Sabah Groceries in Dumfries and 786 Halal Mart in Stafford.
Taxes.4 Triangle is unincorporated Prince William County, with no town tax. The 2026 real estate rate is $0.865 per $100, down from $0.906, plus the county's fire and rescue levy of $0.07, about $0.935 all in. That is roughly $6,200 a year on a $662,500 house and about $3,700 on a $400,000 townhouse, before HOA dues, and about $1,400 less than a $662,500 house would pay in Fairfax County. The vehicle tax rate is $3.50 per $100, with state relief on the first $20,000 of a personal car's value.
