Prices
$1,140,000 for a Leesburg house in 2026, and $700,000 for a townhouse.
The median Leesburg house cost $46,700 less than in Ashburn ($1,186,700) and $360,000 more than in Sterling ($780,000), and it bought a big house: five bedrooms and about 4,200 square feet.
Houses. 433 houses sold, from $452,000 to $6,500,000, 170 of them in 20175 and 263 in 20176. 46% sold above asking and 55% went under contract within a week, about the same share over asking as South Riding (44%) and well below the Fairfax side of Chantilly (67%).
Townhouses. 254 sold at a median of $700,000, from $300,000 to $1,555,000. That is less than Ashburn ($740,000) or Brambleton ($840,000) and more than Sterling ($592,500). 37% sold above asking.
Against the county. Leesburg ties the Loudoun side of Chantilly, mostly South Riding, at $1,140,000. Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000) and Ashburn ($1,186,700) cost more; Broadlands ($1,127,180), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000) cost less.

Brambleton and Broadlands are their own postal cities, so Ashburn here leaves them out. South Riding (20152) is the Loudoun side of the Chantilly mailing address, nearly all of it South Riding. Hamilton, Purcellville, Round Hill, Lovettsville, Waterford and Middleburg are western Loudoun; Middleburg means the Loudoun County side of its address only. Lansdowne and Cascades are communities selected by zip code and subdivision name inside the Leesburg (20176) and Sterling (20165) addresses, so their sales overlap those rows. Upperville, Bluemont, Hillsboro and the other small places have too few sales to chart.

They are not bidding wars. They lift the average sold-to-list to 101.6%; the median, 100.0%, is the better number. The top sale, $6,500,000, was paid with cash and a conventional loan.
What can you afford in Leesburg? Start from the monthly payment you can live with, not the price. Inside the town limits you pay the town's real estate tax on top of the county's, and most newer neighborhoods have an HOA; the calculator adds them for you.

Townhouses: 192 conventional, 26 cash, 21 VA, 13 FHA and 2 other of 254; the cash median townhouse was $744,000 against $700,000 financed. Mixed cash-and-loan deals were counted as financed.

Check the town line, not the zip. The Town of Leesburg adds its own real estate tax, but many Leesburg addresses are outside the town, including Lansdowne and River Creek. Both zips have addresses on each side of the line, so the zip does not tell you; the tax record does.
Read the over-asking number carefully. 46% of houses sold above asking, but 19 of the 23 sales above 115% of list were new houses where the buyer paid for upgrades after the base price was listed. Across all houses the median sold-to-list was 100.0%, the asking price.

Gross yield is before the mortgage, tax, HOA, insurance and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a Leesburg house is fair value for a family that may move within a few years, a little more so than on the Loudoun side of Chantilly (21.1). The houses
A historic downtown, River Creek's 1,132 homes on the Potomac, and new subdivisions.
The town grew out from the courthouse on King and Market streets; Lansdowne and River Creek, east along Route 7, have Leesburg addresses but sit outside the town.
Downtown and the historic district. The streets around the courthouse hold the oldest houses in town, brick and frame homes from the 1700s and 1800s. Inside the historic district, changes to the outside of a house go through the town's Board of Architectural Review, so ask before you plan an addition or new windows.
The rest of the town. Beyond downtown, most of Leesburg is subdivisions of colonials and townhouses with HOAs, on both sides of the Route 15 and Route 7 bypasses. These addresses pay the town tax.
River Creek and Lansdowne (20176). River Creek is a gated country-club community of about 1,132 homes on more than 600 acres along the Potomac, built from 1997 to 2008, with houses, townhomes and patio homes. Lansdowne next door has a 45-hole golf club and Lansdowne Resort. Both are outside the town limits and pay only the county tax. New construction. 76 houses and 31 townhouses were builder sales in 2026, with a median new house of $1.24 million. Ask for the base price, what is included, what the upgrades cost, the warranty, and whether the lot is inside the town.
What to check. Whether the address is inside the town on the tax record; the HOA resale package with dues and any special assessment; the roof, windows and HVAC on an older house; and traffic noise on lots that back onto the bypasses.

Four LCPS high schools serve Leesburg addresses, led by Riverside at #26 in Virginia.
All of Leesburg is Loudoun County Public Schools, inside the town or out. Most addresses feed Loudoun County High, Heritage High or Tuscarora High, and Lansdowne feeds Riverside High.3

Commute
The Greenway to Dulles, the Silver Line at Ashburn, and commuter buses to DC.
Leesburg sits at the west end of the Dulles Greenway, a private toll road to Dulles Airport and the Toll Road; Route 7 is the free way east. The Silver Line's Ashburn station is the nearest Metro, and the Leesburg Park and Ride on Gourley Transit Drive has weekday commuter buses to Rosslyn, Crystal City, the Pentagon and downtown DC.

Loudoun County Transit runs the commuter buses in the morning and late-afternoon rush only.5 The Greenway saves time but its toll is an extra monthly bill, and Route 7 is free but slower at rush hour. If you work at a Silver Line stop, parking at Ashburn station and riding in can beat the drive. Ahmed will do the 7:45 drive with you before you offer.
Daily life
Ball's Bluff, the W&OD Trail, and a halal butcher on East Market Street.
Outdoors and sights. Ball's Bluff Battlefield, site of an 1861 Civil War battle, is on the Potomac at the edge of town. Morven Park, a historic estate with grounds open to visitors, is on the west side, and the W&OD Trail runs through town toward Purcellville and Arlington. Downtown has the courthouse, shops and restaurants on King and Market streets, and Leesburg Corner Premium Outlets is off the Route 15 bypass.
Food and groceries. East Market Street is where the halal shops are: Eastern World Market for halal meat and groceries, and Taste of Lebanon and Red Kabob, both all-halal kitchens, next door. Downtown has Fire Works Pizza, Tuscarora Mill and King Street Oyster Bar.
