Northern Virginia estate townsWhere the $2 million and acreage homes sell (2026)

Eight towns where the land is the luxury, the closed sales behind each, and the zoning, easements and taxes that come with an estate.

Updated October 12, 2026Bright MLS, county codes and state registersAbout a 12-minute read

Quick answer

Two kinds of estate market sold here in the past year. Close in, McLean led with 246 sales of $2 million or more at a median of $2,999,995, on about half an acre, and the top sale, $22 million. Out west, the acreage towns are Great Falls, Clifton, Fairfax Station, Middleburg, Purcellville, Waterford and Nokesville, where county zoning sets minimums from 5 acres in Fairfax's R-C district to a base of 20 and 40 acres in Loudoun's AR-1 and AR-2.

The lay of the land

From a 1787 hunt-country village to a 1982 rezoning that kept five-acre lots.

For this article, an estate town is a place where the county's own zoning or long-range plan sets a large-lot baseline, and where historic estates, horse farms or protected rural land shape the setting. The zoning floors are public and checkable, which is why I start there.

The history runs deep. Leven Powell founded Middleburg in 1787.16 Ludwell Lee began the Federal manor house at Belmont, now the center of a golf club in Ashburn, in 1799 and finished it in 1802.28 Georgetown Pike was built from 1813 to 1827, and Waterford became a National Historic Landmark on April 15, 1970.17,19

Two public decisions keep the land open. On July 26, 1982, Fairfax County rezoned more than 41,000 acres of the Occoquan watershed to R-C, one home per five acres.3 And Loudoun's 2019 General Plan sets aside a 230,000-acre Rural Policy Area, nearly two-thirds of the county, with fifteen Rural Historic Villages.5

The estate towns

Eight towns, with the closed sales behind each.

Each town is the listing's mailing address, so a Middleburg or Purcellville address can sit well outside the town limits. Every count and median below is Bright MLS closed sales of detached single-family homes from October 1, 2025 to September 30, 2026 that sold for $2 million or more, sat on 5 acres or more, or were listed as waterfront.1

Smaller and older

Historic villages, rural addresses, and the close-in markets on small lots.

Fewer sales, older villages, and land that often costs less than in the eight towns above. Then the other end: three close-in markets where $2 million buys a quarter acre.

Loudoun's villages are the older tier of estate country. Aldie, Bluemont, Hillsboro and Waterford each sit inside a historic district, and the county reviews new building in its overlay districts before a permit.18

Prices here sit lower than in the eight towns: their medians run from about $1.08 million in Lovettsville to about $2.32 million in Aldie, and in the Loudoun villages the median lot is about ten acres.

  • Fairfax CountyOakton28 sold, median $2,275,000, median lot 1.73 acres

Acre-plus lots mixed with suburban streets; the median sale here had about 1.7 acres.

  • Loudoun CountyAldie29 sold, median $2,315,000, median lot 0.99 acre

A village on Route 50 between suburban Loudoun and hunt country. The Aldie Mill Historic District (mill built 1807) is a county overlay district.21 Many Aldie addresses are newer subdivisions, so the median lot is about an acre.

  • Loudoun CountyLeesburg63 sold, median $1,900,000, median lot 6.04 acres

The county seat, with rural land to its north and west on Leesburg addresses: 39 of these sales were on five acres or more, and the top sale was $6.5 million.

Before a showing

Seeing estate country from the public road.

The historic districts are lived-in places, mostly private land. These are the public roads, villages and parks where the setting of each estate town can be seen before an appointment.

Start with a drive. Georgetown Pike runs through the close-in estate country of McLean and Great Falls, and Route 50 carries the drive west through Aldie to Middleburg. In Clifton, Waterford and Hillsboro, the village itself is the historic district.

A National Register listing is honorary: it encourages preservation but does not require it. Only the county and town overlay districts regulate what owners can change.18

★ Bright MLS closed sales, October 1, 2025 to September 30, 2026, detached single-family homes; compiled by Ahmed Makkiyah. Searches: closed for $2 million or more (998 homes), on 5 acres or more (434) or listed as waterfront (98); 1,531 rows, 1,393 homes once duplicates were removed by MLS number, with one home entered twice counted once. Totals by area: Fairfax County 722, Loudoun County 270, Arlington 196, Prince William County 145, City of Alexandria 41, City of Falls Church 17, City of Fairfax 2. Two Loudoun County sales whose mailing town sits mostly outside this guide's area are counted in the Loudoun total but not listed. I leave out sale-to-list ratios, because some new homes listed at a base price closed well above it; Prince William had only 5 sales of $2 million or more; and the horse, barn and water-body fields were mostly blank, so I give no share of horse properties. A few listings show 0 acres, so treat the lot medians as close, not exact.

What this means for where you buy

The land comes with rules. Read them before the house.

An estate is a house plus a set of public rules about the land under it: how small a lot can be, what an easement allows, how the land is taxed, and where the water comes from.

Minimum lot sizes in the large-lot zoning districts, by county. Acres are converted at 43,560 square feet to the acre.

  • Conservation easements

A deed that limits building and stays with the land. The Virginia Outdoors Foundation says easements are “tailored to each property,” and once recorded, an easement “cannot be undone.” Subdividing, new buildings and enlarging existing ones may need the holder's approval or notice.10 Donors can earn a Virginia tax credit of 40% of the land's donated value, claimed up to $20,000 a year.11

  • Land-use taxation

Farm, forest and open land can be taxed at its use value. State minimums: 5 acres for farming, 20 for forest, not counting the homesite. If the use stops or the land is rezoned, rollback tax for the current year and the five before it comes due, with interest; a sale alone does not trigger it.12 Loudoun has run its program since 1973; Fairfax qualifies land through Agricultural and Forestal Districts of 20 acres or more; Prince William asks owners to revalidate every sixth year.13,14,15

  • Historic district review

In the Middleburg Historic District, no exterior change visible from a public street may be made until the town's review committee approves a Certificate of Appropriateness.16 In Loudoun's overlay districts (Aldie, Bluemont, Goose Creek, Oatlands, Taylorstown and Waterford), new buildings, additions, demolitions and fences go to the county's review committee first; farm fences and farm buildings are exempt.18

  • Well and septic

Fairfax County and Prince William County both write a septic pump-out at least once every five years into county code. In Loudoun, a new well must be built, tested and inspected before a building permit, and alternative septic systems need a licensed operator and a yearly inspection.23

  • Broadband

Western Loudoun is still being wired: a county-backed fiber build for about 8,600 unserved homes and businesses had 154 miles complete as of October 1, 2026. In Prince William, Verizon fiber reached 470 unserved or underserved locations, and 2026 contracts cover the remaining 397.24 Check service at the exact address.

  • Private and gravel roads

Loudoun keeps more than 250 miles of unpaved rural roads, and some lanes are private. A base-density private road in AR-1 or AR-2 may serve at most seven lots.4,25 On a private lane, ask for the recorded maintenance agreement and how costs are shared.

What I check before an offer on an estate property

  1. The zoning district. The district on the county map, parcel by parcel, and whether the land can be divided again or is already at its base density.
  2. The easement deed. Whether one is recorded, who holds it, and what it allows: a second house, a barn, a pool, timber, subdivision.
  3. Land-use status. Whether the land is enrolled, what the rollback would be, and the seller's proof of production if you plan to keep the use.
  4. Water and septic. The well test and yield, the septic permit and pump-out records, and whether the system is an alternative one with a yearly inspection.
  5. The road and the line. Who maintains the road, the recorded agreement on a private lane, and broadband at the address, not the zip code.
  6. The right comparables. I pull the closed sales myself, matched on acreage as well as house, because a 10-acre sale and a half-acre sale at the same price are different markets.

Questions

Questions on Northern Virginia's estate towns.

What are the estate towns of Northern Virginia?

The places where county zoning sets a large-lot baseline and historic estates, horse farms or protected land shape the setting: McLean and Great Falls close in; Clifton and Fairfax Station in Fairfax County's five-acre Occoquan watershed; Middleburg, Purcellville and Waterford in western Loudoun; and Nokesville in Prince William County's Rural Area.

Where did the most expensive home in Northern Virginia sell in the past year?

In McLean. The top sale in Ahmed's count was $22 million, among 1,393 homes that sold for $2 million or more, sat on 5 acres or more or were listed as waterfront. ★ Bright MLS closed sales, October 1, 2025 to September 30, 2026, detached single-family homes; compiled by Ahmed Makkiyah.

Which towns have the most homes on 5 acres or more?

By mailing address, Nokesville led with 62 sales of homes on 5 acres or more, then Fairfax Station with 40, Leesburg with 39 and Clifton with 38. ★ Bright MLS closed sales, October 1, 2025 to September 30, 2026, detached single-family homes; compiled by Ahmed Makkiyah.

What is the minimum lot size for an estate in Loudoun and Fairfax?

In Loudoun, the rural districts set a base of one lot per 20 acres in AR-1 and one per 40 acres in AR-2; cluster options allow smaller lots if most of the land is preserved. In Fairfax, R-C requires 5 acres, R-E 75,000 square feet (about 1.7 acres) and R-1 36,000 square feet. Prince William's A-1 allows one home per 10 acres, and Arlington's largest-lot district, R-20, asks 20,000 square feet.

Can I add a house or a barn on land under a conservation easement?

It depends on the deed. Each easement is written for its property, it stays with the land when it sells, and it cannot be undone. Subdividing, new buildings and enlarging existing ones may need the easement holder's approval or notice, so read the recorded deed before you make an offer.

What is the rollback tax on Virginia farmland?

Land enrolled in use-value (land-use) taxation pays tax on its farm or forest value. If the qualifying use stops or the land is rezoned to a more intensive use, the deferred tax for the current year and the five before it comes due, with interest. A sale alone does not trigger it if the new owner keeps the land in the same use.

Do estate homes in Northern Virginia have well and septic?

Many outside the public water and sewer areas do. Fairfax County and Prince William County codes require a septic tank to be pumped out at least once every five years, and Loudoun requires a new well to be built, tested and inspected before a building permit is issued.

How the details are verified

On an estate, I verify the land as carefully as the house.

I have been a real estate agent since 2014, first in Michigan, and licensed in Virginia since 2019. The Northern Virginia Association of REALTORS (NVAR) named me a Top Producer every year from 2020 to 2025.

For this article I ran three Bright MLS searches myself, removed duplicates by MLS number, and report town totals and medians only, never an address. The zoning, easement, tax and historic-district facts come from the county codes, state registers and agencies in the notes, each checked on October 12, 2026.

On a specific property, I read the recorded easement, confirm the zoning district on the county map, and go through the land-use, well, septic and road records with you before you commit. Showings are private and by appointment, in English or Arabic.
