Fairfax County's 2026 real estate tax is $1.12 per $100 of assessed value, plus about $0.0335 in stormwater and pest fees, so a $985,000 house in Fairfax pays roughly $11,400 a year. The three independent cities set their own rates: the City of Fairfax $1.0725, the City of Falls Church and the City of Alexandria higher than the county. Towns with their own government, Herndon and Vienna, add a town tax on top of the county rate.3
Schools
Everything outside the three cities is Fairfax County Public Schools, the largest district in Virginia, organized in high-school pyramids. Langley (McLean and Great Falls), Oakton, Madison (Vienna), Woodson and McLean are the A+ pyramids buyers ask about first, and Thomas Jefferson is the countywide magnet. The City of Fairfax contracts with FCPS; Falls Church City and Alexandria City run their own districts.4
Commute
Fairfax County has Metro on four lines: the Silver Line through Tysons, Reston and Herndon, the Orange Line to Vienna, and the Blue and Yellow lines through Springfield and Alexandria. Burke, Lorton and Springfield have Virginia Railway Express stations. Inside the Beltway (Annandale, Falls Church, Alexandria, McLean) a drive to downtown DC at 8 am is 25 to 50 minutes; from Centreville, Chantilly or Clifton plan on 50 to 80.5
