Falls Church, Virginia
Inside the Beltway, next to Tysons, and one house buyer in five paid cash.
At a glance
Six numbers that describe Falls Church.
The median single-family home with a Falls Church address in Fairfax County sold for $1,055,000 in 2026 across 377 sales, and went under contract in eight days.
What a house costs on the Fairfax County side of Falls Church, from Lake Barcroft, Bailey's Crossroads and Seven Corners to Holmes Run, Pimmit Hills, Idylwood and West Falls Church. Who buys it and how they pay, what it rents for, which high school it feeds and how long the drive is. Every number below is from Bright MLS closed sales, pulled on October 2, 2026, not from a listing site's estimate.
"Falls Church" on this page means a Falls Church mailing address in Fairfax County: zips 22041, 22042, 22043 and 22044, and the county part of 22046. The independent City of Falls Church is its own jurisdiction, with its own tax rate and its own schools, and is not in these numbers. The city has its own page. Single-family means a detached house with at least three bedrooms and two full baths; townhouse means end-of-row and interior-row homes; condominium-regime homes are left out of both. Source: Bright MLS, closed sales January 1 to October 2, 2026, County = Fairfax, Postal City = Falls Church, pulled by Ahmed Makkiyah on October 2, 2026.
Prices
$1,055,000 for a house and $774,000 for a townhouse, at $549 a foot.
A Falls Church house costs $398,000 less than a Vienna house at the median, $1,055,000 against $1,453,000, but more per square foot, $549 against $542. The houses are smaller and closer to DC.
The houses. 377 sold, from $397,000 to $3,450,000, and 150 of them in 22042. The median is $130,000 more than Annandale ($925,000) and $70,000 more than a Fairfax address in the county ($985,000). Four in ten sold above asking and half went under contract within a week: quick, but less of a bidding war than Chantilly (67% over asking) or Burke (63%).
Townhouses. 78 sold at a median of $774,000, half of them above asking, in a median of six days. 43 of the 78 were in 22043, the Tysons side. That is close to Oakton ($798,500) and well above Reston ($676,500).
County, not City. A Falls Church address can be in Fairfax County or in the independent City of Falls Church, which has its own schools and tax rate. These numbers are the county part only.
Median single-family sale price, 20262
Bright MLS closed sales, 2026 year to date, except the Fairfax County row (September 2026 alone). The town rows are filtered to 3+ bedrooms and 2+ full baths and leave out condominium-regime homes; the Fairfax County row has no size filter. Fairfax, Alexandria and Falls Church mean the Fairfax County addresses, not the independent cities, and Chantilly means its Fairfax County side. Arlington County, the neighbor to the east, is one row for the whole county (pulled October 3, same filters). The Cities of Fairfax, Falls Church and Alexandria are independent cities next to the county, shown under their own names. Oak Hill (20 sales) and Dunn Loring (12) are too small to chart.

One house closed at $3,207,650 on a $2,250,000 list price in no days on market, 143% of list: new construction where the final price includes the upgrades. Another sold for $2,250,000 on a $1,799,900 list after a bidding war. One townhouse listing has its list price entered as $9,290,000 for a $941,000 sale, probably $929,000; the townhouse average sold-to-list above is corrected for it.
What can you afford in Falls Church? Start from the monthly payment you can live with, not the price. At $1,055,000 the county tax alone is about $1,000 a month, and a Lake Barcroft house pays an extra district tax; the calculator adds them for you.
Follow the money
One house buyer in five paid cash, at every price level.
In 2026, 74 of 377 Falls Church house buyers paid cash, $85.8 million of the $471.2 million spent, or 18.2% of the dollars. Cash showed up evenly, from 20% of sales under $850,000 to 15% above $1.46 million.
Share of single-family sales paid in cash, by price range
Each range holds about a quarter of the 377 sales. Cash buyers did not buy bigger: their median house was $1,030,000 against $1,061,000 financed. That is more cash than Fairfax (15.0% of houses) or Annandale (15.1%), and less than Vienna (23.1%) or McLean (35.8%).
How 377 house purchases were paid for
One house buyer in eleven used a VA loan, 33 of 377. The rest of the "other" slice is 8 other loans, 6 FHA, 2 private loans, 2 mixed cash-and-loan deals and 1 exchange.
What that means if you need a loan: at any price, there is a fair chance one of the other offers is cash, and half the houses went under contract within a week. The offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you decided before the open house. In Pimmit Hills and on other streets of 1950s ramblers, one of the other offers may be a builder who wants the lot.
Townhouses: 61 conventional, 11 cash, 5 VA and 1 FHA of 78; the cash median was $750,000 against $775,000 financed. Mixed cash-and-loan deals were counted as financed.
The interesting facts
Two places called Falls Church, and $549 a foot on the county side.
Four things in the 2026 numbers that set Falls Church apart.
Check the jurisdiction, not the city. A listing that says "Falls Church" can be in Fairfax County or in the City of Falls Church, with different schools and a different tax rate. Look at the tax record. This page covers only the county part.
Where the sales were. Of the 377 houses, 150 sold in 22042, 94 in 22043, 50 in 22041, 42 in 22044 and 41 in the county part of 22046. The Tysons side, 22043, had most of the townhouses.
Small houses, close in. A Falls Church house sells for less than a Vienna house but costs more per foot, because buyers pay for the location: inside the Beltway, minutes from Tysons, the Pentagon and the Orange Line.
Rent or buy
A house rents for $3,973 a month here, a ratio of 22 to its price.
A Falls Church house rents for a median of $3,973 a month and sells for $1,055,000, a price-to-rent ratio of 22.1; a townhome rents for $3,650 and sells for $774,000, a ratio of 17.7.1
| Measure | Single-family | Townhome |
|---|---|---|
| Homes rented | 154 | 112 |
| Median monthly rent | $3,973 | $3,650 |
| Average monthly rent | $4,211 | $3,786 |
| Gross rental yield | 4.5% | 5.7% |
| Rent range | $2,800 to $8,750 | $2,300 to $6,600 |
Gross yield is before the mortgage, tax, insurance, HOA and upkeep. A ratio above 20 means a house rents cheaply for what it costs, so renting a Falls Church house is fair value for a family that may move within a few years. A townhouse at 17.7 pays off sooner if you plan to stay. Leases are filtered by home type only, not by bedrooms.

The houses
Lake Barcroft, Holmes Run Acres and 1,300 Pimmit Hills ramblers.
Most of Falls Church was built in the 1950s and 1960s on small lots, and much of the new money goes into tearing down and rebuilding.
Lake Barcroft. More than 1,000 homes in the woods around a 135-acre private lake with five beaches for residents. The first house went up in 1951 and there were 650 by 1958. A watershed improvement district maintains the dam and charges its own tax.
Holmes Run Acres (22042). 355 mid-century modern houses built from 1951 to 1960, most by the Luria brothers, with walls of glass and open plans. In 2007 it became the first mid-century modern district in Virginia on the National Register of Historic Places.
Pimmit Hills (22043). More than 1,300 houses, begun in 1950 as three-bedroom, one-bath ramblers for veterans. It is one of the busiest teardown-and-rebuild areas in the county: builders buy the original houses and put up new ones of 4,000 square feet or more on the same lots.
Bailey's Crossroads, Seven Corners and West Falls Church. Bailey's Crossroads and Seven Corners are the busy commercial corners on Leesburg Pike, with Dar Al-Hijrah, Halalco and the bus lines. At West Falls Church, the Falls Church Gateway project at the Metro station is adding 810 apartments and 82 townhomes.
What to check. The jurisdiction on the tax record, County or City; on a 1950s house, the roof, windows, HVAC, electrical panel and plumbing; on a new build, the builder's warranty and what the final price included; and in Lake Barcroft, the association dues and the district tax.
Schools
Marshall, #9 in Virginia, on the Tysons side, and three other high schools.
Falls Church addresses in the county are Fairfax County Public Schools, split among Marshall High for Idylwood and Pimmit Hills, McLean High for part of 22043, Falls Church High in the middle, and Justice High for Bailey's Crossroads and Lake Barcroft. The City of Falls Church runs its own schools.3

Masjid
Dar Al-Nur and nearby
Dar Al-Nur, the Somali Muslim Association's center, on Columbia Pike in 22041 since 1999. Mustafa Center on Braddock Road in Annandale is a short drive.
Halal
Halalco and Ummah Market
Both on Leesburg Pike: Halalco, with hand-slaughtered meat, groceries and a buffet, and Ummah Market. Paak Bangla Bazaar on Columbia Pike and Al-Amanah Market on South George Mason Drive carry desi and Arab groceries.
The January 2026 boundary change, effective this fall, moved 128 Marshall students to Madison and about 46 Justice students to Falls Church High. The new Skyview High in 2027-28 does not touch these zips. A listing's school claim is not a guarantee. Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it before you offer.
Commute
Inside the Beltway: 25 minutes to DC on a good day, 10 to Tysons.
Falls Church sits between the Beltway, I-66, Route 50 and Leesburg Pike, with the Orange Line at West Falls Church and the Silver Line in Tysons. Bus lines run down Leesburg Pike and Columbia Pike to Bailey's Crossroads and the Pentagon.
| To | Drive | Route |
|---|---|---|
| Downtown DC | 25 to 45 min | I-66 east (toll for solo drivers at rush hour) or Route 50 |
| Pentagon | 15 to 30 min | Route 50 or Columbia Pike, or the bus |
| Tysons | 10 to 20 min | Gallows Road or Leesburg Pike |
| Reston Town Center | 25 to 40 min | The Beltway to the Dulles Toll Road |
| Dulles Airport | 30 to 45 min | I-66 west, or the Dulles Toll Road and Access Road |
West Falls Church station on the Orange Line is on Haycock Road in 22043. Since November 2025 it has been a construction site for the Falls Church Gateway project, and part of the surface parking is gone for good, so plan on the garage or a drop-off. Dunn Loring-Merrifield is the next Orange Line stop west. Metrobus route F20 runs along Leesburg Pike from Tysons through Seven Corners and Bailey's Crossroads to Old Town Alexandria, and F44 runs down Columbia Pike to the Pentagon.5 Inside the Beltway, I-66 is free at rush hour for carpools of two with an E-ZPass Flex. Ahmed will do the 7:45 drive with you before you offer.
Daily life
Dar Al-Hijrah, Halalco and the Eden Center within a few miles.
Outdoors. Lake Barcroft's five beaches are for residents. Everyone else has the Holmes Run Stream Valley Park trails, Luria Park at the edge of Holmes Run Acres, and the W&OD Trail running west from the City toward Vienna.
Food and groceries. Leesburg Pike and Columbia Pike at Bailey's Crossroads and Seven Corners are lined with Lebanese, Afghan, Yemeni and Pakistani kitchens, halal markets and Jenin Pastry. The Eden Center, about 120 Vietnamese shops and restaurants on Wilson Boulevard, is just across the line in the City of Falls Church.
Hospital. Inova Fairfax, the region's Level I trauma center, is on Gallows Road in 22042.
Taxes.4 These addresses are unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus about $0.0335 in county fees, about $1.15 all in, roughly $12,200 a year on a $1,055,000 house and $8,900 on a $774,000 townhouse. Lake Barcroft adds its watershed district tax of $0.1107 per $100, about $1,170 more on a $1,055,000 house. The car tax is $4.57 per $100 of each vehicle's value. The City of Falls Church sets its own rate, so check which side of the line a listing is on.
Where to eat
"Ahmed, where do you go to eat?" The Falls Church list.
Up to five picks within about fifteen minutes of Falls Church in each cuisine, the one doing best at the top, and halal marked. Most are on Leesburg Pike and Columbia Pike around Bailey's Crossroads and Seven Corners, and at the Eden Center.7
Closed, so not listed: Lebanese Butcher & Restaurant on Annandale Road and Iraqi House Bakery on South George Mason Drive both show as closed on Yelp in 2026. The Eden Center, Founders Row, Panjshir, Haandi and Northside Social are in the City of Falls Church, a few minutes from the county streets. Rankings weigh current Yelp ratings by review count, or Google and Uber Eats ratings where marked, plus critics' lists and whether the place is busy; the halal note comes from Zabihah, Yelp or the restaurant itself, and "ask about halal" means it could not be confirmed. Who buys here
Pentagon and Tysons commuters, builders, and families near Dar Al-Hijrah.
Federal, military and contractor families who want the Pentagon, Tysons and DC within half an hour, 33 of the 377 house buyers used a VA loan; doctors and nurses at Inova Fairfax; builders buying 1950s ramblers to rebuild; and Arab, Afghan, Pakistani, Somali and Vietnamese families who pray at Dar Al-Hijrah and shop at Halalco and the Eden Center.
Buyers choose Falls Church over Annandale for Marshall or McLean High and the Orange Line, and pay about $130,000 more at the median for it. They choose it over McLean for about $1.2 million less at the median, with Tysons just as close. If you are deciding between a Pimmit Hills rambler and a Lake Barcroft house, decide on schools and commute first; the price follows.
Questions
What people ask about Falls Church.
How much does a house cost in Falls Church, Virginia in 2026?
For Falls Church addresses in Fairfax County (zips 22041 to 22044 and the county part of 22046), the median single-family home (3+ bedrooms, 2+ full baths) sold for $1,055,000 in 2026 through October 2, across 377 sales in Bright MLS, at $549 per square foot. Check the jurisdiction on the tax record, not the city on the listing.
How competitive is the Falls Church housing market?
Quick but not a bidding war on every house. In 2026, 41.6% of single-family homes sold above asking, 49.3% went under contract within a week, and the median house took 8 days at a median sold-to-list of 100%. Half of the 78 townhouses sold above asking, in a median of 6 days.
