Fairfax Station costs more than Clifton ($1,100,000) or Burke ($925,000) at the median and less than Oakton ($1,420,000) or Vienna ($1,453,000), but its houses are big, so a square foot costs $419, less than in Burke ($450).
The market. 158 houses sold from $760,000 to $2,650,000, for $205.1 million in all. 85 sold above asking, 66% went under contract within a week, and the median house took six days. The median sold-to-list was 100.4%, but the average was 103.0%, because the bidding wars ran high.
Bidding wars, not errors. 24 houses sold for 10% or more over the list price and 8 for 15% or more, the top one at 126.9% of list. On the low side, one house sold for $800,000 against an $899,000 list, 89%. Nothing in the data looks like a typing mistake.
What the money buys. A median house of about 3,875 square feet, usually on a big lot. Against nearby markets, that is $145,000 more than Clifton and $320,000 more than Burke at the median, and $175,000 less than Oakton.

What that means if you need a loan: most of your competition is financed too, but two in three houses went under contract within a week and more than half sold over asking. A VA offer can win here, and often does, when it comes with a full pre-approval, a short inspection window and a plan for an appraisal gap that you settled before the open house. Above $1.4 million, expect to meet cash.

A ratio above 20 means a house rents cheaply for what it would cost to buy. For a family on military orders or a two-year contract, renting in Fairfax Station is fair value; buying pays off over a longer stay, and with a VA loan the down payment can be small. The houses
Crosspointe colonials from 1987 on, and five-acre lots in the Occoquan watershed.
Fairfax Station is a collection of separate subdivisions, not one town center. Most houses sit on a half acre to several acres, which gives it a semi-rural feel inside Fairfax County.
Crosspointe. A planned community begun in 1987 on more than 1,200 acres, with over 1,000 homes, most built in the late 1980s and early 1990s. It has a swim and racquet club with two pools, tennis courts and two ponds you can fish in. Lots are closer to a third of an acre than five.
South Run and Ox Hunt. South Run Oaks has lots from about 0.6 acres up. Ox Hunt Estates has custom houses on large lots, some of five acres.
Why the lots are big. In 1982 the county downzoned about 41,000 acres in the Fairfax Station and Clifton areas from one-acre to five-acre lots, to protect the Occoquan Reservoir, the drinking water for more than a million people. Earlier, John and Maxine Ringle had built eleven developments here on five-acre lots with covenants that keep them that size.
What to check. Whether the house is on public water and sewer or a well and septic, and when each was last inspected; the age of the roof, windows and HVAC on a 1980s or 1990s house; whether there is an HOA and what it covers; and on a big lot, the driveway, drainage and any conservation easement on the survey.
Schools
Robinson, Lake Braddock or South County: three high schools rated A or A-.
22039 is split between three high schools, set street by street: Robinson Secondary, Lake Braddock Secondary and South County High in Lorton. All three are rated A or A- by Niche.3

Niche #13 in Fairfax County, US News #21 in Virginia, grades 7 to 12. Every student in grades 7 to 10 takes the IB Middle Years Programme, and the IB Diploma is open to all. Fairview Elementary on Ox Road feeds it.

Sultan Gourmet on Warwick Avenue in Fairfax is a Turkish grocery with halal meat and baklava; Halal Bazar on Lee Highway sells 100% halal meat with Afghan and Pakistani groceries.
The January 2026 boundary changes did not move the Robinson or Lake Braddock secondary boundaries. Halley Elementary is one of four schools, with Gunston, Laurel Hill and Lorton Station, in a follow-up boundary study, with recommendations due to the School Board by January 2027, so a Halley-area listing's school claim could change. Check the exact address at the FCPS Boundary Locator, and ask Ahmed to confirm it before you offer.
Commute
The Fairfax County Parkway to Fort Belvoir, I-95 to the Pentagon, and two VRE lines.
Fairfax Station has no Metro. The Fairfax County Parkway runs through it to Fort Belvoir and I-95, Route 123 runs north to Fairfax City and Tysons, and the VRE stations at Burke Centre and Lorton are each a short drive away.

On the north side, the VRE's Burke Centre station (Manassas Line) has 1,516 free parking spaces and reaches Union Station in about 51 to 57 minutes. On the south side, the Lorton station (Fredericksburg Line) reaches L'Enfant in about 37 minutes. Both run weekday rush-hour trains. Franconia-Springfield, the end of the Blue Line, is $4.95 a day to park. The 95 and 395 Express Lanes are free for carpools of three with an E-ZPass Flex, and slug lines leave from the Rolling Valley lot on Old Keene Mill Road and from Lorton; the Springfield garage lines are closed for maintenance until February 2027.5 The Parkway and Route 123 back up at rush hour, so the distance to them matters more than the miles. Daily life
Burke Lake, 2,000 acres at Fountainhead, and a railroad stop from 1852.
Outdoors. Burke Lake Park, on Ox Road in Fairfax Station, covers 888 acres around a 218-acre lake, with a 4.7-mile loop trail, a miniature train and carousel, an 18-hole par 3 course, disc golf, rowboat rentals and 100 campsites. Fountainhead Regional Park on Hampton Road has about 2,000 acres on the Occoquan Reservoir, a 10.9-mile mountain bike trail, the trailhead for the 19.7-mile Bull Run Occoquan Trail, and kayak and boat rentals from March to mid-November.
History. The Fairfax Station Railroad Museum on Fairfax Station Road is a replica of the 1891 depot. The first station here opened in 1852 on the Orange and Alexandria Railroad, and in September 1862 Clara Barton nursed wounded Union soldiers at the depot after the Second Battle of Manassas. The museum opened in 1988.
Groceries. Fairfax Station has few shops of its own; Crosspoint Market on Village Shops Drive is a family-owned deli. For halal meat, H Mart on Burke Road, or Sultan Gourmet and Halal Bazar in Fairfax.
Taxes.4 Fairfax Station is unincorporated Fairfax County, so there is no town tax: the 2026 rate is $1.12 per $100 plus about $0.0335 in county fees, about $1.15 all in, roughly $14,400 a year on a $1,245,000 house, before any HOA dues. The car tax is $4.57 per $100 of each vehicle's value, and veterans rated 100% permanently and totally disabled pay no real estate tax on their home.
