Houses. 62 sold, from $950,000 to $1,575,000, a narrow band with no starter homes and no estates. The median sold-to-list was exactly 100%, 29% sold over asking and 44% went under contract within a week, slower than Ashburn (62% within a week) or Broadlands (74%).

Townhouses. 83 sold at a median of $840,000, from $590,000 to $1,105,000, and they are big, a median of 2,840 square feet. No starter homes, no estates. All 62 houses sold within a $625,000 band. In Ashburn the range ran from $620,000 to $2,950,000. If your budget for a house is under $950,000, look at Brambleton's townhouses or at Sterling, where the median house sold for $780,000.

New townhouses are still selling. 16 of 83 townhouse sales closed within a day of listing, which is how builder sales show up in Bright MLS. A new townhouse comes with a warranty and new systems; a resale one may come with a finished basement and room to negotiate.

The two ratios are close, unlike Ashburn's (22.0 for a house, 18.7 for a townhouse), because Brambleton houses rent high: $4,998 a month against $4,500 in Ashburn and $4,325 in Broadlands, though only 14 were rented. The houses

More than 9,000 homes planned around a town center, 20 miles of trails and five pools.

Brambleton was planned as one community, houses and townhouses on curving streets around a walkable town center, and builders are still selling new homes in it.

Brambleton Town Center. More than 50 shops, restaurants, doctors' offices and public spaces. The Brambleton Library, opened by Loudoun County Public Library in December 2018, fills 40,000 square feet on the lower two floors of an office building and has a makerspace with 3D printers and a recording studio.

Birchwood at Brambleton. The active-adult community inside the Brambleton plan, a few minutes from the Town Center.

Townhouses. Brambleton's townhouses are large, a median of 2,840 square feet, and 16 of the 83 sold in 2026 were builder sales. For a new one, ask for the builder's base price, what is included, the lot premium and the warranty.

Amenities. More than 20 miles of paved trails and five outdoor pools: the Community Center (Beacon Crest) pool, Stratford Landing and Brambleton Crossing with slides and splash pads, and the Corner Clubhouse with an eight-lane lap pool. The HOA runs them, and its dues are part of your monthly cost.

What to check. The HOA resale package with dues and any special assessment; whether the house feeds Independence or Briar Woods High; on a resale, the age of the roof and HVAC on the early-2000s sections; and on a new build, the builder's timeline and what the warranty covers.

Independence High, #1 in Loudoun County on Niche, and Briar Woods High.

Brambleton is Loudoun County Public Schools. Independence High and Brambleton Middle are both on Learning Circle, and Briar Woods High is on Belmont Ridge Road; Independence's feeder schools include Brambleton Middle and the Creighton's Corner, Madison's Trust and Legacy elementary schools.3

Commute

Two weekday buses to the Ashburn Metro, and Dulles Airport in 15 to 20 minutes.

The Silver Line's Ashburn station is the closest Metro stop. Loudoun County Transit routes 374 and 375 run there from Brambleton on weekdays, route 375 by way of Brambleton Town Center. By car, most commutes east start on the Dulles Greenway, a private toll road, or on Route 7 or Route 50.

Route 374 (Brambleton 1) runs by Ryan Road, Creighton Road and Evergreen Ridge Drive, and route 375 (Brambleton 2) by Northstar Boulevard and the Town Center, both to the Ashburn Metrorail station.5 The Greenway saves time but its tolls add up over a year of rush hours; Route 7 and Route 50 are free and slower. Daily life

A reservoir park, a town center library and about $9,700 a year in tax on the median house.

Outdoors and sights. Reservoir Park at Beaverdam has wooded trails, boardwalks and canoe, kayak and paddleboard rentals. Brambleton also has an 18-hole public golf course with a driving range, community ball fields, and the Hal and Berni Hanson Regional Park nearby, on top of its own trails and pools.

Food and groceries. The Town Center covers everyday dining, with Himalayan Wild Yak and Ahso among its best-rated tables. For halal, Ashburn Kabob on Truro Parish Drive is certified, and Mahi Bazaar and More Ind-Pak in Ashburn sell halal meat.

Taxes.4 Brambleton is unincorporated Loudoun County, so there is no town tax. The 2026 Loudoun rate is $0.805 per $100: about $9,700 a year on a $1,204,938 house and about $6,760 on an $840,000 townhouse, before HOA dues. At Fairfax County's rate, about $1.15 all in, the same house would pay about $13,900. The Loudoun vehicle tax is $3.09 per $100 for 2026 and is set to fall to $2.94 in 2027.
