The median Purcellville house cost $220,000 less than in Leesburg ($1,140,000) and $70,000 more than in Round Hill or Lovettsville ($850,000). Per square foot the gap with Leesburg is smaller: $352 against $373.
Houses. 122 houses sold, from $425,001 to $3,250,000, and 52 of them (43%) sold for $1 million or more. The median house had about 3,700 square feet on 0.8 acres. 35% sold above asking, a smaller share than in Leesburg (45.5%) or Sterling (53.2%), and 54% went under contract within a week. The median house spent six days on the market, about the same as Round Hill (5) and far less than Lovettsville (16.5).

Against the county. Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000) and Broadlands ($1,127,180) cost more. Round Hill and Lovettsville ($850,000) and Sterling ($780,000) cost less.

Main Street and 21st Street, where the W&OD Trail ends, are the center of town. Subdivisions from the 2000s and 2010s sit around it, and farms and country houses with Purcellville addresses spread out past the town line.
Main Street and the town center. Older houses sit on the streets off Main Street and 21st Street, a walk from the restaurants and the trail. On an older house, ask the age of the roof, windows and systems.
Hirst Farm. Built mainly from 2000 to 2009: center-hall colonials, many with four to six bedrooms, on lots of about a quarter to half an acre.
Mayfair. Houses built from 2016 to 2019, with walking trails, a tot lot, a picnic pavilion and a sport court.
Townhouses. 30 sold in 2026, from $378,000 to $705,050, at a median of $584,000, close to Sterling's $592,500.

Commute
Route 7 to Leesburg, then the Greenway, or a commuter bus from the Purcellville Park and Ride.
Route 7 is the main road out: it bypasses the town and runs east to Leesburg, where the Dulles Greenway, a private toll road, continues to Dulles Airport and the Toll Road. Loudoun County Transit's commuter Route 483 starts at the Purcellville Park and Ride, and the Silver Line's Ashburn station is the nearest Metro.

Loudoun County Transit runs its commuter coaches in the morning and late-afternoon rush only, toward Rosslyn, the Pentagon, Crystal City and downtown DC; check the current Route 483 schedule for its stops.5 Route 287 runs north from Purcellville to Lovettsville. Outdoors and sights. The W&OD Trail ends in Purcellville by the old train station on 21st Street. Franklin Park, near the town, has fishing and room to walk. Wineries, breweries and farms surround the town; Catoctin Creek Distilling on West Main Street, founded in 2009, was the first legal distillery in Loudoun County since before Prohibition, and Belly Love Brewing is in the Shoppes at Main and Maple.
Food and groceries. North 21st Street has the sit-down restaurants: Monk's BBQ, Magnolias at the Mill and Bia Kitchen. For halal meat and groceries, Eastern World Market on East Market Street in Leesburg is about 20 minutes east, on the same street as two all-halal kitchens, Taste of Lebanon and Red Kabob.
