Waterford is an unincorporated village in western Loudoun County, settled around 1733 by Quakers and a National Historic Landmark since 1970. It has no town government and no town tax, so every Waterford address pays Loudoun County's tax only. A "Waterford, VA" address (zip 20197) covers much more than the village: farms, estates and newer subdivisions such as Glenmore Farm and the Reserve at Waterford share it. The median Waterford house cost $285,000 more than in Leesburg ($1,140,000) and $225,000 more than in Hamilton ($1,200,000), on 29 sales against 433 and 48. Per square foot the gap is much smaller, $377 against $373 in Leesburg and $360 in Hamilton, because the median Waterford house was bigger: 5,383 square feet on 3.3 acres.

Houses. 29 houses sold, from $875,000 to $3,100,000, at a median of $1,425,000 and an average of $1,530,677, and 25 of them, 86%, sold for $1 million or more. The median house spent 21 days on the market, against 16.5 in Lovettsville, 7.5 in Hamilton and 6 in Purcellville or Leesburg, and 38% went under contract within a week. Only 3 of the 29 sold above asking, 10%, against 29% in Hamilton, 35% in Purcellville and 46% in Leesburg; the median house sold at 98.4% of its asking price and the average at 98.2%. Townhouses. One townhouse sold all year, for $889,000, with 3,754 square feet, at its full asking price after 17 days. One sale is not a market. For a townhouse nearby, Purcellville had 30 sales at a median of $584,000 and Leesburg 254 at $700,000.

Against the county. Middleburg's Loudoun side ($1,765,000) cost more. Lansdowne ($1,350,000), Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180), Cascades ($1,010,000), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000) cost less. A village inside a bigger mailing area. The 2020 census counted 181 people in the Waterford census-designated place, the village itself, and 7 of the 29 house sales in 2026 were in it. Glenmore Farm had 4 and the Reserve at Waterford 3; the rest were farms, estates and other country lots with a Waterford address. Because Waterford is unincorporated, every one of those addresses pays only the county tax: there is no town line to check.

Big houses that took time to sell. Of the five western Loudoun postal cities on these pages, Purcellville, Round Hill, Lovettsville, Hamilton and Waterford, Waterford had the largest median house and lot: 5,383 square feet on 3.3 acres, against 3,866 on 3.1 in Lovettsville and 4,935 on 2.2 in Hamilton. It also had the longest median time on the market, 21 days, and the smallest share sold over asking, 10%. The top sale took 176 days and closed at 86% of its asking price.

Houses, not townhouses or rentals. One townhouse sold and one house was leased in Waterford in 2026. A buyer who needs a townhouse, or a family who wants to rent first, will be looking in Purcellville or Leesburg.

Rent or buy

One Waterford house was leased in 2026, at $5,500 a month, too few to judge rent against price.

The single house lease of 2026 was $5,500 a month for three bedrooms on 10 acres. Against the $1,425,000 median house that is a price-to-rent ratio of 21.6, but it rests on one lease, so treat it as a rough guide, not a market rent.1

Gross yield is before the mortgage, tax, insurance and upkeep. A ratio of 21.6 would sit close to Leesburg's 22.4, which rests on 55 house leases, and above Purcellville's 19.0 on 14. But one lease of a house on 10 acres says little about what a typical Waterford house would rent for, so do not decide rent against buy on it. The practical point is supply: with one lease all year and no townhome leases, renting first in Waterford is hard. A family that wants to rent first will usually look in Leesburg or Purcellville while waiting for the right house here.

The houses

The historic village, Glenmore Farm's 3-acre lots, and farms of up to 40 acres.

The village is small and old; most Waterford addresses are outside it, in newer subdivisions on big lots or on the farms and country roads around it.

The village. Amos Janney, a Quaker from Bucks County, Pennsylvania, and other Friends set up a mill here around 1733, and the village grew around it along Catoctin Creek. The Waterford Historic District was named a National Historic Landmark in 1970. 7 of the 29 house sales in 2026 were in the village. On an old house, ask the age of the roof, wiring and systems, whether the house is on a well and septic system, and whether exterior changes need a historic review before you plan an addition.

Glenmore Farm. A Van Metre community of homesites of 3 acres and more, with big porches and Blue Ridge views; many of the houses in recent listings were built from 2023 to 2025. It had 4 house sales in 2026. One listing showed an HOA fee of $95 a month; check the resale package for the current amount.

The Reserve at Waterford. A subdivision north of Route 7; one recent listing there sat on 1.73 acres. It had 3 house sales in 2026.

Farms and estates. The other 15 house sales were farms, estates and houses on country lots across 20197. The top sale, $3,100,000, came with 40 acres, and the one lease of the year was a house on 10 acres.

What to check. Which schools the address is zoned for (see below); the well and septic system and when they were last inspected; internet service, which varies road by road in rural Loudoun; any conservation easement on the land; and the drive east at 7:30 am.

Waterford Elementary on Loyalty Road, then Harmony Middle and Woodgrove High, #65 in Virginia on Niche.

All of Waterford is Loudoun County Public Schools. Waterford Elementary, on Loyalty Road, feeds Harmony Middle in Hamilton and Woodgrove High in Purcellville. Glenmore Farm and the Reserve at Waterford were in the Kenneth Culbert Elementary, Harmony and Woodgrove zones in late 2023, when LCPS proposed moving them to Blue Ridge Middle and Loudoun Valley High from fall 2024, so check the current assignment for those streets.3

Blue Ridge Middle in Purcellville (Niche A-) feeds Loudoun Valley High. LCPS draws its boundaries by address, and in western Loudoun two neighbors a mile apart can be zoned for different schools. Commute

Country roads to Leesburg in 15 to 20 minutes, then the Greenway or a commuter bus east.

Waterford sits on country roads north of Route 7, and every commute east starts with the drive into Leesburg. From there the Dulles Greenway, a private toll road, runs to Dulles Airport and the Toll Road, and the free Route 7 runs east to Tysons.

Weekday at 8 am from the village of Waterford. From a farm farther out in 20197 add a few minutes. Drive times are estimates; the low end is a normal day, the high end a bad one.6

No bus serves the village. The nearest park-and-ride is the Harmony lot on East Colonial Highway in Hamilton, about 10 minutes south, where Loudoun County Transit's Route 40 Purcellville Connector runs on weekdays to the Loudoun County Government Center in Leesburg. The commuter buses to Rosslyn, Crystal City, the Pentagon and downtown DC leave from the Leesburg Park and Ride on Gourley Transit Drive, in the morning and late-afternoon rush only.5 For a downtown DC job, MARC's Brunswick Line runs weekday commuter trains to Union Station from Brunswick, Maryland, about 25 to 30 minutes north across the Potomac by Lovettsville. The Greenway saves time but its toll is an extra monthly bill. Ahmed will do the 7:30 drive with you before you offer.

Daily life

Catoctin Creek trails, the Waterford Fair each fall, and halal shops 15 to 20 minutes away in Leesburg.

Outdoors and sights. The Waterford Foundation keeps two trails on the Phillips Farm, a conserved farm beside the village: a mostly flat interpretive trail of about 1.3 miles along Catoctin Creek, with entrances behind the Waterford Mill on Main Street and the Second Street School, and a hillier one-mile trail with a view over the village. The Second Street School is a one-room schoolhouse built in 1867 by Waterford's Black community with help from the Freedmen's Bureau and local Quakers; it taught the village's African American children until 1957.

The Waterford Fair. Each fall the Waterford Foundation opens historic homes and gardens to visitors and fills the village with craft artisans. The 82nd Waterford Fair ran October 2 to 4, 2026, with more than 225 artisans and artists, a juried art show and docents in the historic houses; tickets were $20 in advance, and the proceeds support the foundation's preservation work. Plan around the traffic that weekend if you live in the village.

Food and groceries. In the village, the Corner Store on Main Street is a home goods shop with a cafe, coffee, pastries, beer and wine, open Thursday to Sunday. Jules Caribbean BBQ is on Charles Town Pike, and the Wine Reserve at Waterford is one of several wineries nearby. For a full grocery run, drive to Leesburg or Purcellville. For halal meat and Middle Eastern, Afghan and South Asian groceries, Eastern World Market is on East Market Street in Leesburg, with two halal kitchens on the same street.

Taxes.4 Waterford is unincorporated, so there is no town tax anywhere in 20197. Loudoun County's $0.805 per $100 comes to roughly $11,500 a year on a $1,425,000 house, or about $7,200 on the $889,000 townhouse, before any HOA dues. Cars pay the county's $3.09 per $100.

The village has a cafe but few restaurants, so most picks are a short drive: Hamilton about 10 minutes, Lovettsville about 15 minutes north, Purcellville about 15 minutes west and Leesburg 15 to 20 minutes east.
