Prices

$828,857 for a house, about $96,000 less than Burke or Annandale.

A Springfield house costs less than one in Burke or Annandale ($925,000) or Herndon ($879,000), but it costs more per foot than Burke: $470 against $450. The lower price buys a smaller house, not a cheaper foot.

Houses. 455 houses sold, from $450,000 to $1,721,000, at a median of $828,857 and an average of $860,987. 56% sold above asking and 60% went under contract within a week, so the median buyer paid 100.5% of the list price.

Townhouses. 241 townhouses sold at a median of $630,000, more than in Burke ($616,000) or Annandale ($627,000). The top sale was $880,000, and 44% went over asking.

By zip. 22153, toward Burke and Newington, sold 181 houses and 105 townhouses, the most of the four. 22152 (West Springfield) sold 99 houses and 90 townhouses, 22150 (central Springfield) 88 and 35, and 22151 (North Springfield) 87 houses and only 11 townhouses.

Two cash house sales went far over list: $761,200 on a $400,000 list (190%) and $605,000 on $450,000 (134%), the pattern of an as-is or estate sale priced to draw a bidding war. They lift the average sold-to-list to 101.7%; the median, 100.5%, is the better number. The $150,000 townhouse sale is far below every other one and looks like a family or non-market transfer; it does not move the median.

What can you afford in Springfield? Start from the monthly payment you can live with, not the price. Most townhouses pay an HOA and every house pays county tax; the calculator adds them for you.

Follow the money

34 of 455 house buyers paid cash, and 104 used a VA loan.

Cash buyers paid for 7.5% of Springfield houses and 6.9% of the dollars, $27.2 million of $391.7 million. They bought the cheaper ones: the median cash house sold for $761,600, against $835,000 with a loan.

Almost one house buyer in four used a VA loan, 104 of 455, more than in Burke (39 of 184, 21%). Fort Belvoir and the Pentagon are both close, and a VA buyer here is competing mostly with other financed buyers.

What that means if you need a loan: six in ten houses went under contract within a week and more than half sold over asking, so the offer that wins is a full pre-approval, a short inspection window and an appraisal-gap plan you settled before the open house. VA offers win here often; sellers' agents know them.

You pay for the location, not the size. The median house is about $96,000 cheaper than in Burke, but each square foot costs more. Springfield houses are smaller and older, and buyers pay for the Metro, the VRE and the drive to the Pentagon.

Who is buying. Military and federal families on VA loans, commuters who want a train to the Pentagon or downtown, first-time buyers moving from a townhouse to a house, and Arab, Afghan and Pakistani families near the mosques and halal markets on Backlick Road.

Cash hunts the bottom. Investors and downsizers with cash went after the cheaper homes: 11% of houses under $746,000 sold for cash and 4% above $925,000, and almost three in ten townhouses under $575,000. If you are financing a starter home, expect a cash offer in the pile.

Rent or buy

A house rents for $3,800 a month and sells for 18 times its yearly rent.

The houses

Four zip codes, from 87 house sales in North Springfield to 181 in 22153.

Springfield was built out mostly after the Second World War: older brick houses close to the Beltway, and later colonials and townhouse communities to the west and south.

North Springfield (22151). Mostly brick ramblers and split-levels from the 1950s. 87 houses sold in 2026 and only 11 townhouses; parts feed Annandale High and parts Lake Braddock.

Central Springfield (22150). Around Backlick Road, the Springfield Town Center and the Franconia-Springfield station, with mosques, halal markets and Afghan and Pakistani kitchens close by. 88 houses and 35 townhouses sold.

West Springfield (22152). Colonials and split-levels from the 1960s and 1970s along Old Keene Mill Road and Rolling Road, and the West Springfield High pyramid. 99 houses and 90 townhouses sold.

22153. The busiest zip, out toward Burke, Newington and the Fairfax County Parkway, with Saratoga, Newington Forest and the Sangster area. 181 houses and 105 townhouses sold, more than any other Springfield zip.

What to check. On a 1950s or 1960s house: the electrical panel, the roof, windows and HVAC, and whether the basement takes water. Near I-95 and the Beltway, the road noise at the hour you would be home. On a townhouse, the HOA resale package with the dues and any special assessment.

West Springfield High, Niche #6 in Fairfax County, plus Lake Braddock and Lewis.

Springfield is split among several FCPS pyramids. Most of 22152 and much of 22153 feed West Springfield High; parts feed Lake Braddock, Lewis, Annandale or South County, street by street.3

The Keene Mill Elementary island (to White Oaks and Cardinal Forest) and part of Rolling Valley (from Lewis to West Springfield) were held out of the January 2026 changes for more study.

North Springfield Elementary feeds Annandale High (Niche #17 in the county) through Holmes Middle, and Saratoga Elementary in 22153 feeds South County High (Niche #10, US News #60 in Virginia) through South County Middle. The January 2026 boundary changes took effect in 2026-27, but the Keene Mill and Rolling Valley pieces are still open, so the school on a West Springfield listing today may change. Check any address at the FCPS Boundary Locator and ask Ahmed to confirm it before you offer.

Commute

The Blue Line starts here: about 37 minutes to Metro Center and 20 to the Pentagon.

Springfield has a Metro terminus and two VRE stations, Franconia-Springfield and Backlick Road, and it sits on the interchange where I-95, I-395 and the Beltway meet. The interchange is the one road that decides your morning.

From Franconia-Springfield the Blue Line takes about 37 minutes to Metro Center; weekday parking is $4.95 for riders with a SmarTrip card and free on weekends. VRE trains take about 38 minutes from Backlick Road to Union Station and about 29 from Franconia-Springfield to L'Enfant, for a $5 single fare. The Springfield Garage slug line, with free carpools to the Pentagon, Foggy Bottom, L'Enfant and Navy Yard, is under maintenance until February 2027; the Franconia-Springfield kiss-and-ride and Old Keene Mill lots have morning lines too.5 Ahmed will do the 7:45 drive or the train with you before you offer.

Daily life

Lake Accotink, the Town Center, and halal shops on Backlick Road.

Outdoors and sights. Lake Accotink Park sits on the 40-mile Cross County Trail. The county dropped full dredging and is studying a smaller lake with managed wetlands, with the study due late in 2026. Springfield Town Center has Macy's, Target, Nordstrom Rack and the LEGO Discovery Center.

Food and groceries. Backlick Road and Spring Garden Drive are lined with halal butchers, Afghan and Pakistani kitchens and Big Red Halal; Hechinger Drive has Marib, the Yemeni house, in a strip of shops from around the world.

Taxes.4 Unincorporated Fairfax County, no town tax: $1.12 per $100 plus about $0.0335 in county fees, about $1.15 all in, roughly $9,500 a year on an $828,857 house and $7,200 on a $630,000 townhouse, before any HOA dues. The car tax is $4.57 per $100 of the car's value.
