Prince William County is where a four-bedroom house costs what a townhouse costs closer in. The eastern side (Woodbridge, Dumfries, Triangle) sits on I-95 next to Quantico and Fort Belvoir and has the highest VA-loan share in the region; the western side (Gainesville, Haymarket, Bristow, Nokesville, Manassas) has newer, bigger houses on Route 29 and I-66. The two independent cities, Manassas and Manassas Park, have their own schools and tax rates and get their own pages.

The City of Manassas and Manassas Park run their own small districts.4

Commute

There is no Metro in Prince William. Virginia Railway Express runs the Manassas line (Manassas, Manassas Park, Broad Run in Bristow) and the Fredericksburg line (Woodbridge, Rippon, Quantico), and the I-95 and I-66 express lanes carry the car commute: at 8 am downtown DC is 55 to 90 minutes from Woodbridge and 60 to 95 from Gainesville, the Pentagon 40 to 70.5

Who pulled these numbers

I pull every number myself, so you can act on it.

Each figure is a Bright MLS closed sale, pulled one place at a time with the same filters everywhere, so you can compare any two towns fairly. The person who built this guide is the one who answers when you call.

Details decide deals. Every number here carries its exact dates, every listing gets its town line checked, and every comparable sale is checked by hand, because the small things are where buyers and sellers win or lose money.
