Quick answer

In the DC area, the kitchen that pays back is the modest one. The 2025 Cost vs. Value report prices a midrange minor kitchen remodel in the Washington, DC metro, which includes Northern Virginia, at $27,308 and estimates it recoups 100.5% of that cost at resale. An upscale major remodel costs $160,104 and recoups 32.4%.1 To get the luxury look for less, keep the layout, change the cabinet faces, light it well and spend on the island. If your plan uses imported cabinets, order before January 1, 2027, when their tariff is set to rise from 25% to 50%.3

What it costs

What a kitchen costs in 2026.

Two yardsticks. Houzz asked homeowners what they actually spent. Cost vs. Value prices the same defined project in each metro area, the Washington, DC area included.

U.S. homeowners in the 2026 Houzz Kitchen Trends Study, 1,780 people whose projects were finished by mid-2025. Half spent more than each median and half spent less. One in ten major remodels cost $150,000 or more.2

Cost vs. Value’s figures are estimates for a defined project, not bids: contractors’ prices for the job and real estate professionals’ estimates of what it adds to a home’s value. The U.S. figure under each share is the national result for the same project. One Northern Virginia cabinet company puts labor at 35% to 50% of a full remodel, which is why moving walls and plumbing costs so much.9

What pays back

The smaller kitchen job earns back the most.

In the DC area, the same-layout update earns back about what it costs. The bigger the job, the smaller the share that comes back when you sell.

Buyers pay for the look

A buyer sees new fronts, counters, lighting and hardware. Moving a sink or a wall costs a lot of labor that a buyer never sees.

Luxury is personal

An upscale kitchen is built for its owner’s taste. The next owner may not value the same choices as much.

Stay long enough, and it is about living

If you will cook in it for 10 years, resale is only part of the reason. The numbers matter most when a sale is near.

Luxury comes across through materials, lighting and hidden storage. Designers surveyed for 2026 point to warm wood, real stone, panel-ready appliances and statement lighting.10 Plumbing moves do not show.

  3. Custom look on IKEA boxes18 cabinets with Semihandmade fronts run $10,700 to $25,570. A comparable 30 linear feet of custom cabinets runs $15,000 to $36,000 at HomeGuide’s per-foot prices.5,8

Cabinet tariff

Imported cabinets are set to cost more on January 1, 2027.

FromJan 12027

The tariff on imported cabinets doubles, from 25% to 50%.

Imported kitchen cabinets, vanities and their parts have carried a 25% tariff since October 14, 2025. A proclamation of December 31, 2025 delayed the rise to 50% by one year, to January 1, 2027. Cabinets from the United Kingdom, the European Union and Japan have lower caps.3

What to do: if imported cabinets are in your plan, order before the end of 2026, or ask your contractor for lines made in the United States, which this tariff does not cover.

Checked October 12, 2026. The date has moved once already; confirm it before you order.

Before you list

Selling within a few years? Do the cosmetic version.

The same-layout update is the one the DC numbers reward. A full remodel right before a sale rarely comes back in the price.

  1. Fix what is broken firstLeaks, a dead appliance or a cracked counter come back as inspection requests.
  2. Refresh, don’t rebuildPaint or reface the cabinets, change the hardware and faucet, and add pendants and under-cabinet lights.
  3. Clear the countersBuyers judge the kitchen in the listing photos first.
  4. Check the comparable sales before you spendWhat nearby kitchens like yours sold for tells you how far to go.

Questions

What people ask about kitchen remodel costs.

How much does a kitchen remodel cost in Northern Virginia?

In the Washington, DC area, which includes Northern Virginia, the 2025 Cost vs. Value report prices a midrange minor kitchen remodel at $27,308, a midrange major remodel at $79,988 and an upscale major remodel at $160,104. Nationally, homeowners in the 2026 Houzz study reported a median spend of $20,000 for a minor remodel and $55,000 for a major one.

Does a kitchen remodel pay off when you sell?

Partly, and the smaller job pays back best. In the Washington, DC area, the 2025 Cost vs. Value report estimates that a midrange minor kitchen remodel recoups 100.5% of its cost at resale, a midrange major remodel 48.9% and an upscale major remodel 32.4%. These are estimates of the value a project adds, not sale results for any one house.

Should I remodel my kitchen before selling my house?

Usually not a full remodel. Fix what is broken, then look at the cosmetic steps: paint or reface the cabinets, new hardware, better lighting and clear counters. Before spending, ask for a written home valuation, so you know what kitchens like yours sold for nearby.

How can I get a luxury kitchen look on a budget?

Keep the layout, change the cabinet faces, light it well and put your one splurge on the island. Quartzite on the island only, quartz on the perimeter, brass hardware, three pendants and under-cabinet lights give much of the look for a fraction of a full custom kitchen.

When do tariffs on kitchen cabinets go up?

Imported kitchen cabinets and vanities have carried a 25% tariff since October 14, 2025. The rate is set to rise to 50% on January 1, 2027, after a proclamation of December 31, 2025 delayed the increase by a year. Cabinets made in the United States are not subject to this tariff.

What is the difference between a minor and a major kitchen remodel?

In the Houzz study, a major remodel replaces all the cabinets and all the appliances, and a minor remodel keeps some of them. Cost vs. Value’s minor remodel keeps the layout and the cabinet boxes, with new fronts, counters, appliances and a sink.

Caveats

What these numbers can’t tell you.

  • Medians are what people spent. The Houzz figures are what homeowners reported for projects finished by mid-2025, not 2026 quotes adjusted for inflation.
  • Cost vs. Value is the latest edition. The 2025 report is the newest published. Its resale figures are estimates, not sale results.
  • One retailer’s appliance prices. The appliance rows are Yale Appliance’s September 2026 prices. Local dealers and rebates vary.
  • The budgets are illustrations. They are built from the cited ranges, not bids. Always get three local quotes, and check any permit your county needs.
