The median Middleburg house on the Loudoun side cost $340,000 more than in Waterford ($1,425,000), $416,138 more than in Aldie ($1,348,862) and $625,000 more than in Leesburg ($1,140,000). Per square foot the gap is wider: $596 against $391 in Aldie and $373 in Leesburg, closer to McLean ($625) and Vienna ($542) in Fairfax County.

Every other market on the Loudoun chart costs less: Waterford ($1,425,000), Lansdowne in Leesburg ($1,350,000), Aldie ($1,348,862), Brambleton ($1,204,938), Hamilton ($1,200,000), Ashburn ($1,186,700), Leesburg and South Riding ($1,140,000), Broadlands ($1,127,180), Cascades in Sterling ($1,010,000), Purcellville ($920,000), Round Hill and Lovettsville ($850,000) and Sterling ($780,000). One house sold for $4,793,360 in cash against a $3,375,000 asking price, 142% of list, after one day on the market; that is likely a custom or upgraded new build, not a bidding war. The historic town, the Residences at Salamander, and estates on 18 to 38 acres.
Washington Street, which is Route 50, runs through the center of the historic town. Around it, Middleburg addresses spread into hunt country: horse farms, estates and a few small subdivisions.
The historic town. Older houses sit on the streets off Washington Street, in the Middleburg Historic District, a walk from the shops, the restaurants and the National Sporting Library & Museum. On an older house, ask the age of the roof, windows and systems, and whether exterior changes need the town's approval.
Residences at Salamander. The neighborhood on the grounds of Salamander Resort, which opened in 2013 on 340 acres, had 4 house sales in 2026. It was announced as a collection of 49 homes in two neighborhoods, The Vineyards and The Stables, with access to the resort's amenities, including its equestrian center and pools.

Route 50 east to Route 28 and I-66, or a commuter bus from Stone Ridge, 15 to 20 minutes away.
Route 50 runs through the middle of town and east past Gilberts Corner, Aldie, Stone Ridge and South Riding to Route 28, the way to I-66, the Toll Road and Dulles Airport. Route 15 runs north from Gilberts Corner to Leesburg. The nearest commuter bus lot is the Dulles South park-and-ride in Stone Ridge, and the nearest Metro station is Ashburn on the Silver Line.

Loudoun County Transit's commuter routes 282 (morning) and 682 (afternoon) run from the Dulles South park-and-ride on Millstream Drive in Stone Ridge to Rosslyn, the Pentagon and Crystal City, and routes 281 and 681 run to downtown DC from the East Gate lot on Tall Cedars Parkway, at rush hour only.5 Between Middleburg and Gilberts Corner, Route 50 is a two-lane country road, so allow for farm traffic. Steeplechase races at Glenwood Park since 1911, Washington Street's shops, and a halal butcher 15 to 20 minutes east.
Outdoors and sights. Washington Street is the town's main street of shops, inns and restaurants, in the Middleburg Historic District. The National Sporting Library & Museum on The Plains Road, founded in 1954, collects art and books on horse racing, fox hunting, fishing and other field sports, with a library of about 20,000 volumes. Glenwood Park, about a mile from the town's traffic light, has hosted steeplechase racing since 1911: the Middleburg Spring Races on the third Saturday in April and the Virginia Fall Races on the second Saturday in October. Salamander Resort, opened in 2013 on 340 acres, has an equestrian center and a spa.
Food and groceries. In town, King Street Oyster Bar, the Red Fox Inn & Tavern, Thaiverse and Red Horse Tavern serve dinner, and Middleburg Common Grounds on West Washington Street and The Upper Crust bakery serve the morning. For halal meat and groceries, Indian Spice Food Market on Southpoint Drive is about 15 to 20 minutes east on Route 50, and Eastern World Market on East Market Street in Leesburg is about 25 to 30 minutes north.
