Fifty-one years of Fairfax County home prices, 1975 to today, plotted year by year: red when prices rose, blue when they fell. The series has exactly one sustained decline. In 2008 the county median dropped about 20% from its peak, and it took roughly thirteen years to fully recover.

Ten years of waiting, measured against real Bright MLS sales, cost about $326,000 on average. But a single-family home rose closer to $536,000 over those ten years, and a townhome about $250,000. Seven real 2026 sales in Fairfax City show what each of those numbers buys today.

Here is the twist. Over the period, the price rose 67% — but the monthly payment rose 128%. The mortgage rate did that, not the price. The same series shows the rate at 16.6% in 1981 and at 2.96% at its low; the payment on a Fairfax home has always moved more with the rate than with the sticker.

On average, about $326,000 in price appreciation alone, based on Bright MLS sale data. Single-family homes rose roughly $536,000 over the ten years; townhomes rose roughly $250,000. These are estimates, not appraisals.

Why did the monthly payment rise more than the price?

Prices rose about 67%, but the monthly payment rose about 128%. The difference is the mortgage rate. Payments are calculated with 20% down, principal and interest only, using Freddie Mac PMMS rates. The rate moved the payment more than the price did.

What happened to Fairfax County home prices in 2008?
